Both markets are very competitive. A softer Bellevue YoY median is not a license to lowball Somerset or a hot Overlake townhome. Hot listings can still go pending in about a week.
1. Badge-day minutes first. On a real Tuesday at your real start time, time door → badge from one Redmond address and one Bellevue address. Maps at 10 a.m. Sunday lie — especially across SR-520 / I-405.
2. Mode second. If 2 Line (Downtown Redmond / Marymoor / Redmond Technology / Overlake Village) is how you move between buildings or hybrid Eastside days, Redmond wins the in-city rail column. Bellevue also has 2 Line stations, but your Microsoft day becomes a reverse hop or drive unless you live BelRed / Wilburton and actually ride.
3. House shape third. Condo / townhome near campus stations → lean Redmond. Downtown towers / BelRed newer product / BSD hillside SFH → lean Bellevue (and budget the citywide premium).
4. School last, and only by parcel. LWSD (most of Redmond) vs Bellevue SD (most of Bellevue) is a real filter for many Microsoft families. Same city name ≠ same elementary. Use the district locator on every offer address — do not steer by ratings.
Microsoft’s main campus and Overlake buildings sit inside Redmond. Education Hill, Grass Lawn, Downtown Redmond, and Overlake keep many days on local streets. Sound Transit’s 2 Line serves Downtown Redmond, Marymoor Village (large parking garage), Redmond Technology, and Overlake Village, with service through Bellevue — useful if you split time across Eastside offices.
Bellevue sits west/southwest across SR-520 and I-405. If you already work Redmond but a partner badges into Meta’s Spring District or Amazon’s downtown Bellevue towers, Bellevue can be the dual-career compromise.
