For a Microsoft family that already badges into the Redmond campus, buy on Education Hill when you want single-family streets and Lake Washington School District options north of downtown; buy in Grass Lawn when you want a park-and-yard pocket between downtown and Overlake; buy in Overlake when the shortest campus walk and 2 Line stations matter more than a quiet cul-de-sac. Redfin’s three-month medians ending July 2026 put Education Hill at $1,294,558 (−0.42% year over year) and Grass Lawn at $1,324,548 (−15.6%). Overlake does not publish a clean comparable Redfin neighborhood sale median in the same pull — realtor.com’s August 2026 median listing was $1,445,000 on only 10 actives, so treat it as directional and pull comps by product type. Bottom line: this is a three-neighborhood Redmond decision, not a cheap-vs-expensive city story. Tour all three. The wrong street costs more than the wrong neighborhood name.

If you already work at One Microsoft Way — or you split the week between Overlake, Downtown Redmond, and a Bellevue or Seattle hybrid day on the 2 Line — these three names keep coming up. They are all Redmond. They are not the same commute, the same housing stock, or the same school-assignment risk.

The short version: Overlake is the campus-and-rail pocket. Education Hill is the classic Microsoft-family hillside. Grass Lawn is the in-between park neighborhood with older stock and a faster days-on-market number. This guide is the trade-off — commute math, sourced 2026 prices, schools, and RSU timing — for people who already work here.

Neighborhood medians mix condos, townhomes, and single-family homes. Grass Lawn’s lower realtor.com listing median versus its Redfin sale median is the reminder: list-price snapshots and closed-sale medians are different products. Use both, then pull live NWMLS comps before you offer.

Education Hill and Grass Lawn are both very competitive on Redfin’s Compete Score. A −15.6% Grass Lawn year-over-year median is mix and sample, not a license to lowball a renovated park-street house. Hot houses can still go pending in about a week.

Commute math: Overlake wins the badge; Education Hill and Grass Lawn win the neighborhood drive

Microsoft’s main campus sits in the Overlake corridor. If your building is on One Microsoft Way or nearby Overlake offices, living in Overlake can mean local streets, Microsoft Connector options, and Sound Transit’s 2 Line at Redmond Technology and Overlake Village — useful if you also go to Bellevue or Seattle on hybrid days. Sound Transit’s Crosslake Connection opened March 28, 2026, so a Seattle office day from those stations is a rail problem, not a 520 hope.

Education Hill sits north of Downtown Redmond. The Microsoft drive is still local — not a Sammamish Plateau or Snohomish County commute — and Downtown Redmond / Marymoor Village stations are the usual 2 Line hop. Grass Lawn sits between downtown and Overlake: often the shortest family-neighborhood drive that still feels residential rather than arterial-retail.

Drive times below are peak-adjusted estimates. They move with SR-520, Redmond Way, and school drop-off. Test your building at your arrival time.

Citywide Redmond sold at $1,324,337 in the same Redfin July 2026 window — nearly even with Grass Lawn’s neighborhood median. That is why this is not a Redmond-vs-Kirkland price fight. Kirkland’s citywide sale median was $1,314,342. You are choosing stock and daily life inside one employment city.

Education Hill ($1,294,558 sale). More often single-family streets, yards, and the classic Microsoft-family search north of downtown. 16 median DOM. Budget the house, not a townhome average pulled from another pocket.

Grass Lawn ($1,324,548 sale). Slightly higher sale median and $/sq ft than Education Hill, faster at 8 DOM. Older 1970s–1990s houses around Grass Lawn Park. The $868k listing median is a mix warning: condos and smaller product pull the ask-side snapshot down. Renovation risk is the underwrite, not the neighborhood name.

Overlake ($1,445,000 listing, thin sample). More often condos, townhomes, and arterial retail next to campus and the 2 Line. Ten actives is not a market. Condos and townhomes can price below Education Hill single-family; large SFHs near campus can price above. Pull comps by beds, baths, and HOA.

On a $1.29M Education Hill purchase, an up-to-1% commission rebate is serious closing-cost money — rate buydown, first round of updates, or the gap between vest proceeds and cash-to-close. That is the easiest lever most Microsoft employees leave on the table.

Neighborhood shortlist

Education Hill — Classic Microsoft-family search: single-family streets, yards, Hartman Park / Farrel-McWhirter gravity, LWSD elementaries north of downtown. Redfin $1,294,558, 16 DOM, Walk Score 31. You are buying a hillside neighborhood, not a 2 Line entrance. Start here if a yard beats a campus walk.

Grass Lawn — Park-centered streets between downtown and Overlake. Redfin $1,324,548, faster at 8 DOM, Walk / Transit / Bike 36 / 47 / 55. Expect older housing stock. The inspection and the renovation scope matter as much as the neighborhood label. Start here if you want residential streets without climbing Education Hill or living on an Overlake arterial.

Overlake — Campus-adjacent condos, townhomes, and some houses next to Redmond Technology and Overlake Village. Listing median $1,445,000 on 10 actives. Read the HOA: dues, parking, rental rules, reserve study. Arterial noise is an inspection item. Start here if your building is on the Overlake campus and the 2 Line is part of the real week — including Seattle hybrid days via the Crosslake Connection.

Tour one Education Hill street, one Grass Lawn park street, and one Overlake condo or townhome in the same Saturday. At these medians, the wrong product type costs more than the wrong name on the brochure.

Schools: same district map is not the same elementary — and Overlake can split

Lake Washington School District covers most of Redmond, but assignment is by parcel. Redfin/GreatSchools lists Horace Mann (10/10), Norman Rockwell (9/10), Redmond Elementary (9/10), and Albert Einstein (7/10) among Education Hill-area elementaries, and Benjamin Rush (10/10) for Grass Lawn. Ratings are not the boundary map.

Overlake addresses can land in LWSD or Bellevue School District depending on the lot. Do not assume “Redmond ZIP = LWSD.” Use LWSD’s School Assignment & Bus Finder — and Bellevue SD tools when the address is on the Bellevue side — on the listing before you offer. Two parcels a few streets apart can split. I map attendance before you write the offer. It is cheaper than falling in love with the wrong elementary.

Microsoft RSUs, ESPP, and a 8-to-16-day market

Microsoft pay is rarely just salary. Vesting dates, ESPP purchases, and the tax bill when you sell shares for a down payment all affect close timing.

  • Lenders typically want a documented RSU history before counting equity as qualifying income. Unvested grants are not cash.
  • Selling vested shares is a taxable event. Selling the most recently vested tranche first usually keeps capital gains smaller because cost basis sits close to market.
  • ESPP is a forced-savings engine. A purchase-period sale can fund earnest money without touching the core grant.
  • Grass Lawn’s 8-day median and Education Hill’s 16-day median do not wait for a vest 60 days out. Ask the lender what can close now.

Map the sale with your lender and tax advisor in week one — grant date, vest date, withholding, wire deadline. I will not let an Education Hill house go pending on a vest that has not hit payroll.

Lifestyle: three different Saturdays inside one city

Education Hill is yards, parks, and a quieter street. Walk Score 31 is the honest number. If your weekend is a backyard and a short local drive to campus, that is the point.

Grass Lawn is the park neighborhood: Grass Lawn Park as the weekday gravity, older houses, a slightly more central location between downtown and Overlake. You pay for that in renovation scope more than in the $30k sale-median gap versus Education Hill.

Overlake is campus, retail, and rail. You trade lot size and quiet for minutes and the 2 Line. HOA living is the product. If your Saturday is a Connector ride and dinner in Downtown Redmond or Bellevue on the train, Overlake is the only one of the three that is built for that week.

A practical buying strategy for Microsoft families

  1. 1. Start at the building, not the neighborhood slogan. One Microsoft Way / Overlake offices → start Overlake. Family streets and a yard → Education Hill or Grass Lawn. Dual-career Google Kirkland → also compare Rose Hill before you force this three-way.
  2. 2. Use 2 Line where it exists. Overlake sits on Redmond Technology and Overlake Village. Education Hill and Grass Lawn more often hop Downtown Redmond / Marymoor. Confirm current Sound Transit service. The Crosslake Connection (March 28, 2026) only helps if Seattle hybrid days are real.
  3. 3. Do not mix sale medians and listing medians. Education Hill and Grass Lawn have Redfin closed-sale numbers. Overlake’s $1,445,000 is a listing median on 10 homes. Grass Lawn’s $868,000 listing median is not the house you will actually buy.
  4. 4. Map the elementary on the parcel. LWSD for most of Education Hill and Grass Lawn. Overlake can be LWSD or Bellevue SD. Portal ratings are not the locator.
  5. 5. Time RSUs and ESPP to an 8–16 day market. Compete Scores 77 and 78. Sale-to-list 97.9% and 98.2%. Pre-approval and the share-sale calendar belong in week one.
  6. 6. Tour all three in one Saturday. At ~$1.29M–$1.32M sale medians, the wrong street costs more than the wrong neighborhood name.

Which neighborhood should you choose?

Choose Education Hill if you want the classic Microsoft-family single-family search, LWSD options north of downtown, and you will accept a short local drive instead of a campus-adjacent condo. Redfin $1,294,558, 16 DOM.

Choose Grass Lawn if you want park-centered streets between downtown and Overlake, a sale median still near the citywide band ($1,324,548), and you will underwrite renovation risk on older stock. 8 DOM — do not shop slowly.

Choose Overlake if your building is on the Overlake campus, you want Redmond Technology / Overlake Village on the 2 Line, and you will trade yard size for commute minutes. Treat the $1,445,000 listing median as directional.

Look at Kirkland instead if a waterfront-town lifestyle is the actual search — Kirkland citywide Redfin $1,314,342, no 2 Line station. That is a different article.
