
If you already badge into Meta or Amazon on the Eastside, buy in Bellevue when Spring District or downtown-tower proximity and 2 Line stations matter most, and buy in Kirkland when you want Lake Washington walkability and a lower citywide price. Redfin’s July 2026 three-month medians were $1,549,224 in Bellevue (−5.8% year over year) and $1,314,342 in Kirkland (−2.0%) — about a $235,000 citywide gap. Per square foot the gap is small ($646 vs. $637). Kirkland has no 2 Line station. Confirm I-405 / NE 85th BRT before you buy Kirkland “for transit.” Sound Transit’s Crosslake Connection opened March 28, 2026, which changes Seattle-hybrid days from Bellevue Downtown Station. Bottom line: Bellevue is Meta’s and Amazon’s Eastside city; Kirkland is the lifestyle-and-Google city. Tour both. The wrong neighborhood costs more than the wrong city name.
If you just started at Meta in the Spring District, or you moved from South Lake Union to Amazon’s Bellevue towers, the two names that come up again and again are Bellevue and Kirkland. They’re both Eastside, both expensive, and both put you within a reasonable drive of the buildings you already badge into. They do not feel like the same place to live, and they do not cost the same.
The short version: Bellevue is the commute-and-rail pick for Meta Block 16 / Block 24 and Amazon Sonic / West Main / Bellevue 600. Kirkland is the waterfront-town pick, with Google’s 6th Street campus as the dual-career twist. This guide is the trade-off — commute math, sourced 2026 prices, schools, and daily life — not a clone of a city agency page.

That is about a $235,000 citywide gap — unlike Redmond vs. Kirkland, which sat nearly even (Redmond $1,324,337 in the same Redfin window). Price still will not pick the house by itself. Neighborhood, which building you badge into, and daily life will.
Bellevue’s median is 16 DOM; Kirkland’s is 18 DOM. Both markets are very competitive. A −5.8% Bellevue year-over-year median is not a license to lowball Spring District.
Meta’s occupied Spring District offices include Block 16 (1288 123rd Ave NE) and Block 24 (12355 NE District Way), next to Spring District/120th and BelRed/130th. If you already badge in there, BelRed, Wilburton, or Downtown Bellevue is a local-street or one-stop 2 Line problem — not an I-405 problem.
Amazon’s Eastside footprint is downtown Bellevue:
Those sit next to Bellevue Downtown Station. Sound Transit’s Crosslake Connection opened March 28, 2026, so a hybrid that still goes to South Lake Union can ride across the lake instead of driving SR-520 every office day. That is a 2026 fact, not a future line.
Kirkland sits immediately north on Lake Washington. Houghton, Downtown Kirkland, Rose Hill, and Juanita are the neighborhoods Bellevue-tech buyers compare. Google’s 6th Street campus (Phase III at 509 6th St S) and Kirkland Urban flip dual-career math: Kirkland can be a walk for Google; Bellevue is the reverse commute on I-405.
Kirkland does not have a 2 Line station. Confirm I-405 / NE 85th BRT service before you buy Kirkland for transit. Test the drive at the hour you badge into your building.

Per square foot, Bellevue sits only slightly above Kirkland. The headline gap is the median sale price, driven by product mix — downtown towers and larger Bellevue houses pulling the median up — not a $200/sq ft premium.
Citywide medians mix condos, townhomes, and single-family homes. Compare like-for-like: a Spring District townhome to a Houghton townhome, not a Downtown Park condo to a Finn Hill rambler.

Redmond’s typical single-family band on that same live post is about $1.1M–$1.5M, with a Redfin citywide sale median of $1,324,337. Kirkland’s citywide sale median ($1,314,342) sits next to a higher typical-house band because the mix and the waterfront pull differently. Bellevue’s $1,549,224 is the sourced anchor for this comparison.

On a $1.55M Bellevue purchase, an up-to-1% commission rebate is serious closing-cost money. On a $1.31M Kirkland purchase it still changes the cash-to-close math. That is the easiest lever most Meta and Amazon employees leave on the table.
Bellevue — closest to Meta and Amazon
Kirkland — lifestyle and dual-campus
Bellevue more often delivers high-rise condos, newer BelRed / Spring District product, and family hillsides in Bellevue School District. Kirkland more often delivers older housing stock, a walkable lakefront downtown, and Google-adjacent streets. You pay for lake access and village character more than for a 2 Line entrance.
Bellevue is primarily Bellevue School District. Some addresses sit in Issaquah School District — use BSD’s School Locator on the parcel. Kirkland is Lake Washington School District. That is a real split, unlike Redmond vs. Kirkland (both LWSD).
Ratings on a portal are not the boundary map. Bridle Trails in particular will punish you if you assume the city name on the listing is the district. I map attendance before you offer. It is cheaper than falling in love with the wrong elementary.
Amazon and Meta pay is rarely just salary. Vesting dates, share sales for a down payment, and the tax bill when you sell all affect close timing.
Map the sale with your lender and tax advisor in week one — grant date, vest date, withholding, wire deadline. I will not let a Spring District townhome go pending on a vest that has not hit payroll.
Downtown Bellevue is towers, Bellevue Square, Old Bellevue restaurants, and a Walk Score around 94. It is the Eastside’s urban core, and Amazon put Sonic, West Main, and Bellevue 600 there on purpose. The Crosslake Connection (March 28, 2026) makes a Seattle office day a rail problem instead of a 520 problem.
Somerset and Newport Hills are the other Bellevue — yards, Bellevue School District, I-90, a Walk Score around 12. Same city name as the 94. If you tour only downtown condos you will think Bellevue has no houses. If you tour only Somerset you will think Bellevue has no train.
Kirkland’s calling card is the waterfront downtown: Marina Park, a marina, dinner you can walk to, Google around 509 6th St S and Kirkland Urban. Citywide Walk Score 51 vs. Bellevue’s 41 is the lifestyle gap in one line. You pay for it in the $1,314,342 vs. $1,549,224 story and in not having a 2 Line station.
There’s no universally correct answer, only the one that fits which building you badge into, whether a partner goes to Google, and how you want to spend a Saturday. That’s the trade-off I help Meta and Amazon employees weigh every week, with live listings in both cities — not just averages.
