Redfin citywide sale medians (three months ending August 2026): Redmond $1,342,562 (+3.3% YoY; Compete 71), Kirkland $1,294,144 (−3.8%; Compete 73), Sammamish $1,494,011 (−4.8%; Compete 76). Redmond and Kirkland sit near each other citywide; Sammamish runs roughly $150k–$200k higher on these windows — and citywide mixes condo / townhome / single-family, so pull NWMLS comps by beds and lot before you treat any median as “your” payment.
Bottom line: pick the commute mode + house shape you will live five days a week, then tour all three on one Saturday.
You already work on the Microsoft Redmond campus (or a Redmond / Overlake building). You are not asking “where should tech workers live in Seattle.” You are asking which of three Eastside cities fits a Microsoft-shaped week in 2026: short campus hops and Link 2 Line, lake-town lifestyle west of SR-520, or plateau space with a longer surface / SR-202 / I-90 pattern.

All three markets are very competitive. A softer YoY median is not a license to lowball Education Hill or Sahalee. Hot listings can still go pending in about a week.
1. Badge-day minutes first. On a real Tuesday at your real start time, time door → badge from one Redmond address, one Kirkland address, and one Sammamish address. Maps at 10 a.m. Sunday lie.
2. Mode second. If 2 Line (Downtown Redmond / Marymoor / Redmond Technology / Overlake Village) is part of how you move between buildings or hybrid Eastside days, Redmond wins the rail column. Kirkland and Sammamish are drive-first for Microsoft Redmond.
3. House shape third. Condo / townhome near stations → lean Redmond. Walkable lake-town + older stock → lean Kirkland. Larger SFH / yard / quiet cul-de-sac → lean Sammamish (and budget the citywide premium).
4. School last, and only by parcel. LWSD vs Issaquah SD on Sammamish is address-level. Same district name ≠ same elementary. Use the district locator on every offer address — do not steer by ratings.
Microsoft’s main campus and Overlake buildings sit inside Redmond. Education Hill, Grass Lawn, Downtown Redmond, and Overlake keep many days on local streets. Sound Transit’s 2 Line serves Downtown Redmond, Marymoor Village (large parking garage), Redmond Technology, and Overlake Village, with service through Bellevue — useful if you split time across Eastside offices.
Kirkland sits immediately west on Lake Washington. Rose Hill and Bridle Trails are the usual Microsoft-commute shorts; Houghton / Downtown and Juanita trade more lake lifestyle for a longer hop. Google’s 6th Street campus and Kirkland Urban flip dual-career math: Kirkland can be a walk for Google; Redmond is the reverse. Kirkland has no 2 Line station — confirm I-405 / NE 85th BRT before you buy Kirkland “for transit.”
Sammamish (plateau) trades campus adjacency for space. North Sammamish / Pine Lake / Sahalee patterns often lean SR-202 / local arterials toward Redmond; south Sammamish / Klahanie patterns often lean toward Issaquah and I-90. Neither is a 2 Line front door. Underwrite a peak Microsoft start, not an empty midday run.

How to read the gaps. On these windows, Redmond sits about $48k above Kirkland citywide and Sammamish about $151k above Redmond / $200k above Kirkland. Per square foot, Sammamish looks “cheaper” ($526) because the median sale is pulled by larger single-family product — you are often buying more house, not a bargain per room. Citywide medians mix product types; pull live NWMLS comps.

Redmond and Kirkland are mostly Lake Washington School District — still verify on the parcel. Sammamish is commonly split: north often LWSD, south often Issaquah SD. That split is one of the highest-stakes Eastside mistakes Microsoft families make when they shop by city slogan. Do not use ratings as a substitute for the boundary map.
Compete Scores 71 / 73 / 76 mean clean terms still matter on the right house. Pre-inspect when allowed; know your walk-away on roof, sewer, and HOA reserves. If stock compensation is part of down-payment timing, map vest dates with your lender and tax advisor — vested shares you can sell are not the same as unvested grants.
