
If one person in your household badges into Boeing Everett and the other commutes to Amazon, Microsoft, Google, or another Seattle-area tech office, the useful question isn’t which city is “best.” It’s which monthly payment your paycheck funds, and which commute your hardest week can absorb. Below, three common choices (an Everett home near Paine Field, a Mukilteo Harbour Pointe home with HOA dues, and a Lynnwood home near the 1 Line) are priced with NWMLS September 2026 medians, Freddie Mac’s October 8, 2026 average rate, and Snohomish County’s 2026 property-tax rates, plus Sound Transit’s published schedules. NWMLS reports Everett and Mukilteo as one map area (740), so the first two rows share a price input; area 730 is Southwest Snohomish, where Lynnwood sits. Tax uses Snohomish County’s 2026 typical levy rate for each city times the median price as a stand-in for assessed value; rates vary within cities. NWMLS “residential” excludes condos. September condo medians rest on 56 sales in area 740 and 30 in area 730.
Match the payment to the household’s harder commute week, not to a city name. An Everett home near Paine Field buys the shortest Boeing drive and usually the longest tech day, since Everett has no Link service in 2026. A Mukilteo Harbour Pointe home can keep the Boeing drive short by SR-525 and SR-526, but HOA dues belong in the monthly number and Eastside tech days are a long drive. A Lynnwood home near the 1 Line gives the tech commuter a scheduled 31-minute train to Westlake in Seattle, while the Boeing commuter drives north on I-5. On September 2026 NWMLS medians at 7.40%, principal, interest, and property tax run about $4,650–$4,950 a month for the house options and about $2,900–$3,150 for condos, before HOA and insurance.
Using NWMLS September 2026 medians, 20% down, and Freddie Mac’s 7.40% 30-year average for October 8, 2026: a $790,000 house in NWMLS map area 740 (Everett/Mukilteo) runs about $4,376 a month in principal and interest, plus about $565 in property tax at Everett’s 2026 typical rate or about $493 at Mukilteo’s. A $506,000 condo in area 730 (Southwest Snohomish, where Lynnwood sits) runs about $2,803 plus $334 in tax, and a $750,000 house there about $4,154 plus $495. NWMLS doesn’t split Everett from Mukilteo, and the condo medians rest on 30 to 56 September sales, so treat these as backdrop and price the actual address.
No. Lynnwood City Center is the northernmost Link station today. Sound Transit’s current schedule opens service from Lynnwood City Center to SW Everett Industrial Center in 2037, then to SR 526/Evergreen and Everett Station in 2041; the SR 99/Airport Road station is still provisional, funded only through environmental review. Sound Transit published the Everett Link Draft Environmental Impact Statement on September 18, 2026, with public comments open through November 2. Its estimates of 33 minutes from Everett to Lynnwood City Center and 60 minutes to downtown Seattle apply only after opening, so don’t pay extra in 2026 for a train that isn’t running yet.
On Sound Transit’s 1 Line schedule valid September 30, 2026 to March 26, 2027, a weekday train from Lynnwood City Center reaches Westlake in downtown Seattle in about 31 minutes, and 1 Line and 2 Line trains combined run about every 4 minutes at peak between Lynnwood and International District/Chinatown. Since the Crosslake Connection opened on March 28, 2026, the 2 Line also runs one-seat from Lynnwood City Center to Downtown Redmond. The adult Link fare is a flat $3. Add the trip from your door to the station, and ride it once at your real start time before you buy.
Compare all-in monthly cost, not list price. On the September 2026 inputs above, the two house rows differ by only about $72 a month in property tax (Mukilteo’s 2026 typical levy rate is $7.4912 per $1,000 of assessed value versus Everett’s $8.5886), so HOA dues, reserves, and any special assessment can decide which one is cheaper. For a condominium resale, Washington law (RCW 64.90.640) requires a resale certificate covering assessments, the budget, reserves, and legal actions; for other associations, ask for the governing documents, budget, and reserve study before you rely on the dues. Also confirm whether a marketed view depends on property you don’t control.
No. Boeing’s Everett factory sits next to Paine Field, and the usual approaches are SR-526 and Airport Road, plus SR-525 from Mukilteo. Drive times depend on the exact address, the gate you use, and shift-change traffic, so we don’t publish citywide minutes. Drive the route at your real shift start on a weekday before you write an offer, and if you’re buying close to the airport, check aircraft noise at the times you’ll be home.
It’s cooling, not collapsing. NWMLS reported 2,967 active Snohomish County listings in September 2026, up 44% from a year earlier, while pending sales fell 17% and closed sales fell 9%. The county median held near flat at $720,000 (down 0.35%), with 3.85 months of inventory. In map area 740 (Everett/Mukilteo), the combined median was $699,500 (down 2.5%) with 3.45 months of inventory. More listings can mean room to negotiate price, credits, or inspection terms, but rates moved the other way: Freddie Mac’s 30-year average was 7.40% on October 8, 2026, versus 6.30% a year earlier.
Keep three things separate: the income a lender will count, the cash you can actually wire, and the timing. Lenders typically count overtime, shift differential, or bonus pay only with a history they can verify, and they treat RSU income under their own rules. Unvested grants aren’t a down payment, and selling vested shares can trigger taxes, so talk to a CPA. At 7.40%, every $100,000 borrowed costs about $692 a month in principal and interest. The County Assessor’s 2026 tax on a typical residence was about $4,904 in Everett, $5,352 in Lynnwood, and $6,653 in Mukilteo. Utilities, jurisdiction, and school district boundaries don’t always follow the mailing city either. If schools matter to you, research districts yourself through official sources such as each district’s boundary tools and OSPI’s Washington State Report Card; we don’t rank schools or recommend areas based on them.
