Everett vs Lynnwood: Where Should Boeing, T-Mobile, and Tech Employees Buy in 2026?

Choose Lynnwood if your commute runs I-5 or I-405 to T-Mobile in Factoria or Amazon in Seattle and you want Link 1 Line today. Choose Everett if you already work at Boeing / Paine Field or you want the lower citywide entry price. Redfin’s three-month medians ending July 2026 were $749,625 in Lynnwood (−3.3% year over year) and $594,702 in Everett (−1.2%). Everett is the cheaper city; Lynnwood has the rail that already runs. North Lynnwood sold at $654,662; Northwest Everett at $622,288 (about 6 days, 3 offers on average) — those two pockets sit closer together than the headlines. There is no Link in Everett in 2026. Sound Transit’s May 2026 timeline still targets SW Everett Industrial Center in 2037 and Everett Station in 2041. Do not buy Everett this year because a map shows a train in the 2030s.

If you already work at the Everett factory, at T-Mobile’s Factoria campus, or you badge into Amazon / Microsoft / Google on a hybrid calendar, this is the Snohomish County head-to-head that actually matters. Odigo Real Estate Club’s office is in Lynnwood, so I run this comparison constantly — not as a seven-city county tour, as a two-city decision.

The short version: Everett wins on Boeing proximity and the all-types median. Lynnwood wins on the I-5 / I-405 node and a 1 Line station that opened in 2024. Price will not pick the house by itself. Which badge reader you walk through, and whether a partner goes the other direction, will.

Both are competitive. Everett’s 9 DOM and 273 July sales mean well-priced houses still move — more volume, faster. Lynnwood’s 13 DOM and 106 July sales are a thinner, more expensive node. Lynnwood’s premium is the rail-and-freeway junction, not a bigger downtown.

Neither is “cheap King County.” They are Snohomish value relative to Redmond and Kirkland’s July 2026 Redfin sale medians ($1,324,337 and $1,314,342).

Commute math: pick the city by the job you already have

Drive times are peak-adjusted estimates. They move with I-5, I-405, SR-526, and the hour you badge in. Ride or drive it at your arrival time.

Boeing Everett / Paine Field — Everett is the employment city. The factory sits north of Paine Field on SR-526. If you already work that campus, Silver Lake, Northwest Everett, South Everett near Airport Road, or adjacent Mukilteo SD pockets are the commute product. Lynnwood is the south-county compromise if a partner goes to Seattle or Bellevue.

T-Mobile (12920 SE 38th Street, Factoria, Bellevue) — Lynnwood sits at the I-5 / I-405 split, the cleaner southbound path. Everett can work on a hybrid calendar if the $594,702 vs. $749,625 gap funds the extra I-5 miles. It is not the short-commute choice.

Amazon / Seattle tech — Lynnwood City Center is the 1 Line northern terminus. Sound Transit opened the Lynnwood Link extension in 2024, with about 1,670 garage stalls. That is the Snohomish rail that exists today. Everett’s options are I-5, peak Sounder, and buses.

Microsoft / Google / Meta Eastside — Both are freeway commutes. Lynnwood is closer to I-405. If the Eastside is daily, also compare Bothell and Mill Creek before forcing this pair.

Transit: buy the line that is open

Sound Transit’s May 2026 ST3 update kept Everett Link on its existing timeline:

  • SW Everett Industrial Center: 2037
  • Everett Station: 2041

That calendar is context for a 10-year hold, not a 2026 commute. If you need rail to Seattle this year, Lynnwood is the city that has it. No Link in Everett in 2026 — not a station, not a “starter segment,” not a maybe. I will not sell you a 2037 industrial-center stop as this year’s housing thesis.

2026 prices: what the median does — and does not — buy

Use the sourced Redfin numbers. I am not inventing a condo-vs-rambler band for either city.

Everett ($594,702 citywide). The July 2026 all-types median is pulled down by condos. A detached house in Northwest Everett or Silver Lake will often sit above $594k. Northwest Everett’s $622,288 (around 6 days, 3 offers on average) is the neighborhood number to sit next to the citywide mix. Use neighborhood comps.

Lynnwood ($749,625 citywide). You are paying for the I-5 / I-405 / Alderwood / City Center node. North Lynnwood at $654,662 is the value pocket inside the same job geography. Station-area condos are a different product from a 1960s rambler east of Highway 99.

Typical / directional Eastside ranges from live Tech Package posts (Kirkland vs. Redmond, Sammamish Plateau) sit in a different universe — Kirkland typical single-family about $1.3M–$1.9M, Redmond about $1.1M–$1.5M. That is why Boeing and T-Mobile households keep looking north. Those ranges are directional, not Redfin sale medians.

Down payment and payment math (illustrative)

20% down, ~6.5% 30-year, principal and interest only. Excludes tax, insurance, and HOA.

On a $750k Lynnwood purchase, an up-to-1% commission rebate is several thousand dollars at closing. On a $595k Everett purchase it is smaller in dollars and still worth capturing. Either way, it is easier than trying to time a vest to the extra 2% of down payment.

Neighborhood shortlist

Everett

  1. 1. Northwest Everett / Historic North Everett — Older grid, downtown and waterfront. Neighborhood median $622,288, faster than the citywide story (~6 days, 3 offers average). You are buying Everett-as-a-city, not a cul-de-sac.
  2. 2. Silver Lake — South Everett lakeside streets. Everett Public Schools for many addresses; practical for Boeing-south and I-5. Confirm the district — nearby schools can be Mukilteo SD.
  3. 3. Paine Field / west Everett — Closest to the factory on SR-526. Noise and flight paths are inspection items, not footnotes. If you already work nights or overtime on the floor, this is the commute product.

Lynnwood

  1. 4. Lynnwood City Center1 Line, condos and townhomes, ~1,670 garage stalls at the station. Buy here for rail to Seattle, not a yard.
  2. 5. Alderwood — Retail, newer infill, I-5 / I-405 access. The compromise when one job is Factoria and the other is Amazon.
  3. 6. North Lynnwood — Redfin $654,662. Confirm Edmonds School District vs. other boundaries before you offer. This is where the Lynnwood premium shrinks without leaving the freeway node.

Schools: three districts, not two city names

Lynnwood is home to Edmonds School District (district HQ is in Lynnwood). That does not mean every Lynnwood listing is Edmonds SD.

Everett addresses may be Everett Public Schools or Mukilteo School District (Everett, Mukilteo, and some Lynnwood / Mill Creek-area addresses). Silver Lake Elementary is Everett Public Schools; nearby schools can be Mukilteo SD.

Do not assume “Everett listing” equals Everett Public Schools. Do not assume “Lynnwood” equals Edmonds. Use each district’s locator on the parcel. Two houses on the same arterial can split. This is one of the more expensive mistakes I see on Snohomish tours.

Boeing overtime and bonus vs. tech RSUs

Amazon, Microsoft, Google, Meta, and T-Mobile employees still need RSU / ESPP timing:

  • Vesting history for qualifying income. Unvested grants are not cash.
  • Tax on share sales used for a down payment.
  • A close date that does not depend on a vest six weeks out.
  • A lender who counts documented RSU income, not just base salary.

Boeing pay is often overtime- and bonus-heavy — a different file than a software RSU grant. Overtime that showed up last year is not automatically next year’s qualifying income. Bonus cycles need documentation. Use a lender who has closed both aerospace W-2 files and tech equity files. I will not let a Boeing household walk into a software-lender template, or a T-Mobile RSU household walk into a 2-year overtime worksheet that does not apply.

Map the money in week one: vest dates, ESPP purchase periods, bonus pay dates, overtime history, tax withholding, wire deadline. Everett’s 9-day median does not wait for HR to confirm a bonus letter.

What daily life actually feels like

Everett is a real city: a downtown grid, a waterfront, Boeing as the employment gravity, and a housing mix that still includes houses a mid-career aerospace household can reach at a $594,702 all-types median. It does not have a 2026 light-rail station. If you want a Saturday farmers-market downtown and a 15-minute SR-526 run to the factory, that is the point.

Lynnwood is a node: I-5, I-405, Alderwood, City Center, 1 Line. It is not trying to be Everett’s downtown. Citywide $749,625 is the price of that node. North Lynnwood at $654,662 is how you keep the node and give back some of the premium. City Center is how you keep the train and give back the yard.

If a partner is at T-Mobile Factoria and you are on the Everett floor, the household is not choosing a favorite city. It is choosing which commute gets the shorter straw. Do that on purpose.

A practical buying strategy for Boeing, T-Mobile, and tech

  1. 1. Name the badge readers. Boeing / Paine Field / SR-526 → start Everett. T-Mobile 12920 SE 38th St or Amazon via 1 Line → start Lynnwood. Dual-career both directions → North Lynnwood or Silver Lake, then decide.
  2. 2. Buy the rail that is open. Lynnwood Link opened 2024 (~1,670 garage stalls). Everett Link is 2037 (SW Everett Industrial Center) and 2041 (Everett Station). No Link in Everett in 2026.
  3. 3. Read the median as a mix. Everett’s $594,702 includes condos. Northwest Everett $622,288 (~6 days, 3 offers) is closer to what a house hunt feels like. Lynnwood’s 106 July sales vs. Everett’s 273 means less inventory and less room to “wait for the next one.”
  4. 4. Verify the district, not the city name. Edmonds SD (HQ in Lynnwood) vs. Everett Public Schools vs. Mukilteo SD. Same street, different locator result happens.
  5. 5. Match the file to the pay stack. Boeing overtime / bonus is not an RSU vest. T-Mobile / Amazon / Microsoft equity is not a 2-year overtime worksheet. Pre-approval has to match the W-2 you actually have.
  6. 6. Inspect what the commute includes. Paine Field / west Everett: aircraft noise. City Center: HOA, parking, and whether you will actually ride the 1 Line. Highway 99 ramblers: condition, not the listing photo.

Which city should you choose?

  • Lynnwood — T-Mobile Factoria, Amazon / Seattle via 1 Line (opened 2024), I-405 toward the Eastside. You pay $749,625 citywide (or $654,662 in North Lynnwood) for that node.
  • Everett — Boeing / Paine Field / SR-526, a $594,702 all-types median, a real downtown. Link is a 2030s project (2037 / 2041).
  • Neither, if Microsoft is daily and you can stretch to Bothell or Mill Creek. Do not force this pair just because the medians look friendly.

Tour a Northwest Everett street, a Silver Lake street, and a Lynnwood City Center listing in the same afternoon. The wrong neighborhood costs more than the wrong city name on the MLS.
