If you work at Microsoft in Redmond and you’re choosing between a condo near the 2 Line and a detached house, the list price doesn’t tell you what the month costs. This page builds the same monthly payment for both, using September 2026 NWMLS medians for map area 550 (Redmond/Carnation), Freddie Mac’s October 15, 2026 average rate, and King County’s 2026 levy rate, then lists what you still have to add before the two compare fairly. Written by Odigo Real Estate Club (Peter J Kim & John Kim, REAL Brokerage). Updated October 19, 2026. Medians are backdrop, not a quote for any address.
| Home | Price input (NWMLS, Sept 2026) | 20% down | Principal & interest at 7.40% | Property tax / mo (2026 rate) | P&I + tax | Still to add |
|---|---|---|---|---|---|---|
| Redmond house | $1,184,000 area 550 residential median (49 sales) | $236,800 | $6,558 | $829 (Redmond $8.39862/$1,000) | $7,387 | Insurance, upkeep; HOA only if the plat has one |
| Redmond condo | $750,000 area 550 condo median (13 sales) | $150,000 | $4,154 | $525 (Redmond $8.39862/$1,000) | $4,679 | HOA dues, HO-6 insurance, parking if not included |
Illustrative only, not a loan quote. Assumes a 30-year fixed loan with 20% down at Freddie Mac’s 7.40% national average (week of October 15, 2026); every $100,000 borrowed is about $692 a month in principal and interest. Your rate, loan type, and costs will differ. Tax uses Redmond’s 2026 levy rate times the median price as a stand-in for assessed value; rates vary within the city. NWMLS “residential” excludes condos. Map area 550 also includes Carnation and does not match Redmond’s city limits exactly, so treat the medians as backdrop and price the actual address.
The condo’s monthly number has more lines than the house’s. Before you compare the two, add each of these for the specific building:
We don’t publish HOA or parking dollar amounts here because they differ by building. Use the table as a starting point: the property tax difference between the two rows is about $304 a month, so condo dues and parking can narrow or erase that gap. Get the real figures for each building.
Under RCW 64.90.640, a unit owner generally has to give the buyer a resale certificate before the contract is signed or before conveyance. It includes the association’s current operating budget, whether it has a reserve study, other fees payable to the association, any expected repair or replacement cost above 5% of the annual budget, and a description of the association’s insurance. A buyer can cancel within five business days after first receiving the certificate, in the situations the statute describes. Read it for every finalist. This is general education, not legal advice; see our condo HOA checklist for the full diligence list.
Start with the days you will actually ride the 2 Line. Sound Transit’s 2 Line serves Redmond Technology and Overlake Village next to the Microsoft campus, and Marymoor Village and Downtown Redmond to the east. A condo near a station earns its dues and parking costs only if you use the train on your fixed office days. A house earns its payment if the home type and the drive both suit your week. Test the route at your real start time and on your busiest office day; we don’t publish drive or ride minutes. Our Marymoor Village commute guide covers the commute side, and our Education Hill, Grass Lawn, and Overlake comparison covers the three neighborhoods.
It’s cooling, not collapsing. In NWMLS area 550, the September 2026 house median was $1,184,000, down 12.30% from $1,350,000 a year earlier, with 49 closings (45 a year earlier) and 3.86 months of inventory. The condo median was $750,000, down 6.83%, with 13 sales and 3.85 months. Redfin’s Redmond page for the three months ending September 2026 shows a median sale price of $1,194,406 (down 8.1% year over year) and 36 median days on market versus 22 a year earlier, for all home types. King County’s September median was $850,000, flat year over year. Freddie Mac’s 30-year average was 7.40% on October 15, 2026, versus 6.27% a year earlier, so more choice comes with a higher payment per dollar borrowed.
Keep two buckets. Qualifying income is what a lender will count under its own rules. Cash you can wire is vested shares you can sell, savings, and gifts, after a reserve that doesn’t depend on the next vest. Unvested grants are not next month’s down payment. Selling shares can have tax consequences, so ask a CPA. Use the same income story and the same cash for the condo and the house, so neither row looks better because of equity the other row ignored. Education only, not tax, legal, or financial advice.
