What is Kirkland’s property tax rate in 2026?

The King County Assessor lists a 2026 total levy rate of $8.45759 per $1,000 of assessed value for Kirkland, up from $7.93922 in 2025, an increase of about 6.5%. The rate is the sum of state, county, city, port, library, hospital, and other district levies. Rates vary slightly by parcel depending on its taxing districts, so check the parcel’s tax statement.

How much are property taxes on a Kirkland home?

Multiply the assessed value by the rate. At $8.45759 per $1,000, a home assessed at $1,219,419 (Redfin’s City of Kirkland median sale price) pays about $10,313 a year, a $720,000 condo about $6,089, and a $1,900,000 house about $16,069. Your lender will usually collect it monthly in escrow. The actual bill uses the Assessor’s value for that parcel, not the sale price.

Why did Kirkland property taxes go up in 2026?

The rate rose by 0.51837 per $1,000. The largest increase from one line in the Assessor’s Kirkland report was the Evergreen Hospital District 2 general fund, to $0.49639 from $0.14382. The countywide hospital levy rose to $0.15126 from $0.10000, the voter-renewed county Parks levy to $0.23290 from $0.19748, and the EMS levy to $0.25098 from $0.22146. The City of Kirkland’s own general fund and lid lift lines went down.

Did the City of Kirkland raise its property tax rate?

No, the city’s rate lines went down. The Assessor’s report shows the City of Kirkland general fund line at $0.70694 per $1,000 in 2026, down from $0.75969, and the city lid lift line at $0.15686, down from $0.16853. The increase in the total came from other districts, led by the hospital levies.

What is the average home value in Kirkland?

For recent sales, Redfin reports a City of Kirkland median sale price of $1,219,419 for the three months through September 2026, down 9.67% from a year earlier, at $623 per square foot, down 8.1%. NWMLS reports by map area: in September, area 560 (Kirkland/Bridle Trails) had a $1,900,000 house median and a $720,000 condo median, and area 600 (Juanita/Woodinville) a $1,150,000 house median. Map areas do not match city limits.

Are Kirkland home values going up or down?

Sale prices are down from a year ago. Redfin shows the City of Kirkland median down 9.67% for the three months through September 2026. In NWMLS area 560, the September house median was $1,900,000 versus $2,300,000 a year earlier and the condo median $720,000 versus $1,160,000, though condo medians rest on about 35 sales and swing with the mix. Active listings in area 560 rose to 383 from 304.

Why is my assessed value different from what my home would sell for?

Assessed values are set as of an earlier date and determine the next year’s taxes. King County’s Board of Appeals and Equalization explains that the assessment year is the year before the tax is due, so a 2026 tax bill reflects the prior year’s assessment. A sale price reflects the market on the day it sells and the home’s condition, lot, and view, so the two numbers rarely match, especially when prices are falling.

When are Kirkland property taxes due?

King County lists April 30 for the first half and October 31 for the second half. If the total is under $50, the full amount is due April 30, and monthly late charges start May 1. If you buy or sell during the year, escrow prorates the year’s taxes on the settlement statement.

Can I appeal my Kirkland assessed value?

Yes, with the King County Board of Equalization. The 2026 petition says to file or postmark by July 1, 2026, or within 60 days after the mailing date on the Assessor’s value notice; if you file after July 1, include a copy of that notice. Support an appeal with comparable sales from around the assessment date, not with this year’s lower prices alone.

How do Kirkland property taxes compare with Bothell?

Kirkland’s 2026 rate of $8.45759 per $1,000 is lower than the $9.74130 the King County Assessor lists for Bothell’s King County part. On the same $1,000,000 assessed value, that is about $1,284 a year less in Kirkland. Kirkland homes usually carry higher values, so a typical bill can still be higher; compare the specific parcels.

How much property tax should I budget when buying in Kirkland?

A simple estimate is the price times the 2026 rate, divided by 12. At $8.45759 per $1,000, that is about $507 a month on a $720,000 condo, $859 on a $1,219,419 home, and $1,339 on a $1,900,000 house. Ask for the current tax statement during your review period, and remember the next assessment may move the value up or down.

Illustrative only, not a loan quote. 30-year fixed at Freddie Mac’s 7.32% national average (week of October 22, 2026), 20% down. Tax uses Kirkland’s 2026 total levy rate from the King County Assessor ($8.45759 per $1,000) times the price as a stand-in for assessed value; rates vary by parcel. Above a $1,063,750 loan (the 2026 King County conforming limit) the loan is jumbo, and jumbo rates and terms differ. Add homeowners or HO-6 insurance, HOA dues, upkeep, and mortgage insurance if you put down less than 20%.
