Written by Odigo Real Estate Club (Peter J Kim & John Kim, REAL Brokerage, WA #112064), with 25+ years combined experience. Data checked October 19, 2026. Source: NWMLS Breakouts, King County map areas, and NWMLS County Recaps, September 2026. NWMLS map areas do not match city limits: area 560 is named Kirkland/Bridle Trails and area 600 is named Juanita/Woodinville. A monthly median with a few dozen sales moves with the mix of homes that closed, so a lower median is not the same as every home losing that much value.
There is no official ranking. Directories sort agents by their own rules (Zillow, for example, says it puts the highest-rated, most-reviewed agents for the searched location first), so the best Kirkland agent for you is the one who can prove recent local sales, show verified reviews, explain a written plan for your purchase or sale, and personally handle your file. Odigo Real Estate Club is one team to interview: Peter J Kim and John Kim (REAL Brokerage, WA License #112064) have 25+ years combined experience, 593+ closings, and 122 five-star Zillow reviews, and they handle each transaction themselves. Ask how many Kirkland homes they closed in the last 12 months and in which price range; who will actually show homes, negotiate, and manage inspections and closing; how they will price or evaluate a home using current sales; and what they charge and how. In Washington, a real estate firm must have a services agreement that states the compensation terms before it can be paid (RCW 18.86.080), so ask to read that agreement before you start. You can confirm any broker’s license with the Washington State Department of Licensing license lookup.
The newest full month is September 2026. In NWMLS map area 560 (Kirkland/Bridle Trails), the median closed price for houses and condos combined was $1,522,500, down from $1,732,500 a year earlier, on 96 sales. Houses alone had a $1,900,000 median on 61 sales, and condos a $720,000 median on 35 sales. In area 600 (Juanita/Woodinville) the combined median was $1,035,000. The King County median was $850,000, unchanged from a year earlier. October figures come out in early November.
Kirkland has more supply than a year ago. In area 560, active listings rose to 383 from 304 (up about 26%) and pending sales fell to 77 from 96, while closed sales rose to 96 from 78. Months of inventory were 3.99 for houses and condos combined. For buyers, that usually means more choice and more room to negotiate inspection terms than in a tight spring market. For sellers, it means pricing against current competition matters more, because buyers can compare more listings at once.
At Freddie Mac’s 7.40% average 30-year rate (week of October 15, 2026) with 20% down, principal and interest on a $720,000 Kirkland/Bridle Trails condo (the area 560 condo median) are about $3,988 a month, and property tax at Kirkland’s 2026 rate of $8.45759 per $1,000 adds about $507, for about $4,495 before HOA dues and insurance. On a $1,900,000 house (the area 560 house median), principal and interest are about $10,524 and tax about $1,339, for about $11,863 before insurance and upkeep. Your rate and costs will differ, so treat these as illustrations, not a quote.
Often, for houses. The 2026 conforming loan limit for a one-unit home in King County is $1,063,750, set by the Federal Housing Finance Agency. With 20% down, any price above about $1,329,688 needs a loan above that limit, which lenders treat as jumbo or price differently. Many Kirkland condos fall under the limit. Ask your lender which loan type your price range triggers before you write an offer.
Plan for the state real estate excise tax, local excise tax, the brokerage fee in your listing agreement, title and escrow charges, and any repairs or credits you negotiate. Washington’s state excise tax is graduated: 1.10% on the portion up to $525,000, 1.28% from $525,000.01 to $1,525,000, 2.75% from $1,525,000.01 to $3,025,000, and 3% above that, plus Kirkland’s 0.50% local rate (Department of Revenue code 1716). On a $1,522,500 sale, the state portion is about $18,543 and the local portion about $7,613, about $26,156 in total. The Department of Revenue has announced new thresholds for sales starting January 1, 2027. Brokerage fees are negotiable and are set in your written agreement.
Start with a pricing review based on homes that closed and are pending near you in the last few months, not the area median. Then fix small items, collect receipts for upgrades and repairs, and decide whether a pre-listing inspection makes sense for an older home. Washington sellers of most homes must give the buyer a completed seller disclosure statement within five business days after mutual acceptance unless the parties agree otherwise (RCW 64.06.020), so gather permits, repair records, and any known issues before you list.
Under RCW 64.90.640, the seller generally has to give you a resale certificate from the association before the contract is signed or before closing. It includes the association’s current budget, whether it has a reserve study, assessments due, any planned repairs costing more than 5% of the annual budget, and a description of the association’s insurance. Read it with the HOA dues, parking, and rental rules before your contingency ends, and compare the monthly total with the house option on the same paycheck.
Look at three things. First, the agent’s Zillow profile: Zillow says its Find an Agent directory surfaces the highest-rated, most-reviewed agents for the location searched and shows recent sales and price ranges. Second, the reviews themselves: look for recent ones that name Kirkland or nearby areas and describe the work, not only a star rating. Third, the license: confirm it is active on the Department of Licensing lookup. Ask the agent for addresses of recent Kirkland sales they handled so you can check them.
No. We help Kirkland buyers and sellers in every line of work, including first-time buyers, move-up buyers, downsizers, and sellers. For people who work in tech, we also offer the Ridiculous Tech Package: a buyer rebate of up to 1% of the purchase price, paid as a closing credit where permitted by law and subject to lender approval, plus moving costs covered up to $2,000, with terms in the buyer agreement.

Illustrative only, not a loan quote. 30-year fixed, 20% down, Freddie Mac’s 7.40% national average (week of October 15, 2026). Tax uses Kirkland’s 2026 levy rate ($8.45759 per $1,000) times the median price as a stand-in for assessed value; rates vary within the city. Add homeowners or HO-6 insurance, HOA dues, upkeep, and mortgage insurance if you put down less than 20%.
