That is about a $284,000 citywide gap — and both cities still sit well below Redmond’s $1,324,337 July 2026 Redfin median. Price alone still will not pick the house. Which freeway you sit on, whether the 1 Line is part of your real week, and which elementary the locator returns will.

Both markets are very competitive. Lynnwood’s Compete Score 85 and 27% sold-above-list share are hotter than Bothell’s 72 / 18%. A −8.7% Bothell year-over-year median is not a license to lowball Canyon Park.

Commute math: Bothell wins the Microsoft drive; Lynnwood wins the Seattle rail day

Microsoft’s main campus sits in the Overlake / One Microsoft Way corridor. From Bothell — especially Canyon Park, North Creek, and the I-405 / SR-527 pocket — the Microsoft day is usually an I-405 or local-arterial problem, not an I-5-then-405 stack. Microsoft Connector and carpool options matter more when you live on that corridor; test the lot and the arrival time for your building.

Lynnwood sits on I-5 with Link’s Lynnwood City Center station. That is the differentiator when you still have Seattle hybrid days (South Lake Union, downtown, or a partner who badges west of the lake). The Microsoft Redmond drive from Lynnwood is longer — typically I-5 to I-405 / 522 / 527 depending on the pocket — so Lynnwood is rarely the “shortest campus minutes” pick. It is the “pay less and keep rail” pick.

Bothell does not have a Link 1 Line station. Do not buy Bothell “for light rail” and then discover you still drive every Seattle day. Lynnwood’s City Center premium is real on some products; the station only pays if you actually ride it.

Citywide Walk Scores hide the split. Bothell’s 29 is car-dependent by design for many Canyon Park streets. Lynnwood’s citywide 54 is higher, and the City Center / Alderwood pocket can feel different from a north Lynnwood cul-de-sac. You are not buying “Lynnwood walkability.” You are buying a neighborhood and a station plan.

Lynnwood ($749,625). The clearer value band if the goal is “more house per dollar in Snohomish” and you will accept a longer Microsoft drive. 13 median DOM and Compete Score 85 — hotter than Bothell on Redfin’s score. City Center / Alderwood products near the station can price above the citywide median; north Lynnwood and condo mix can pull it down. Pull comps by beds, baths, HOA, and distance to the station.

On a $750k–$1.03M purchase, an up-to-1% commission rebate is serious closing-cost money — rate buydown, first round of updates, or the gap between vest proceeds and cash-to-close. That is the easiest lever most Microsoft employees leave on the table when they leave Redmond for Snohomish County value.

Neighborhood shortlist

Bothell — Canyon Park / North Creek / I-405 corridor — Start here if Microsoft minutes are the real constraint. Newer townhomes and single-family near employment parks are common. Redfin citywide $1,033,982, 20 DOM, Walk Score 29. You are buying a freeway-and-arterial commute plan, not a Link station.

Bothell — Downtown / UW Bothell pocket — More walkable than Canyon Park, still not a Redmond substitute. Confirm King vs Snohomish parcel and Northshore SD assignment before you fall in love with the street.

Lynnwood — City Center / Alderwood — Start here if Link 1 Line is part of the real week and you want the station premium on purpose. Redfin citywide $749,625, hotter at Compete 85 and 13 DOM. Read HOA docs on condos and townhomes. The station only pays if you ride it.

Lynnwood — North Lynnwood / Meadowdale — Often more house per dollar, longer Microsoft drive, and a different school-assignment map. Verify Edmonds School District (or other) on the parcel. Do not assume the city name equals the district.

Schools: Northshore vs Edmonds — and the parcel still wins

Bothell buyers commonly land in Northshore School District, but Bothell straddles county lines and assignment is still by parcel. Redfin/GreatSchools lists Canyon Creek, Crystal Springs, Shelton View, Moorlands, and Hilltop among highly rated Bothell-area elementaries in the current pull — ratings are not the boundary map.

Lynnwood buyers commonly land in Edmonds School District, and the city/district story is messy enough that I map attendance on every listing before offer. Redfin/GreatSchools currently surfaces Meadowdale, Hazelwood, Oak Heights, Lynnwood Elementary, and Beverly among Lynnwood-area elementaries — again, portal ratings are not the locator.

Do not assume “Bothell ZIP = Northshore” or “Lynnwood ZIP = Edmonds SD.” Use the district assignment tools on the listing address. Two parcels a few streets apart can split. I map attendance before you write the offer. It is cheaper than falling in love with the wrong elementary.

Microsoft RSUs, ESPP, and a 13-to-20-day market

Microsoft pay is rarely just salary. Vesting dates, ESPP purchases, and the tax bill when you sell shares for a down payment all affect close timing — and Lynnwood’s hotter Compete Score does not wait for a vest 60 days out.

  • Lenders typically want a documented RSU history before counting equity as qualifying income. Unvested grants are not cash.
  • Selling vested shares is a taxable event. Selling the most recently vested tranche first usually keeps capital gains smaller because cost basis sits close to market.
  • ESPP is a forced-savings engine. A purchase-period sale can fund earnest money without touching the core grant.
  • Lynnwood’s 13-day median and Bothell’s 20-day median still move faster than a messy vest calendar. Ask the lender what can close now.

Map the sale with your lender and tax advisor in week one — grant date, vest date, withholding, wire deadline. I will not let a Canyon Park townhome go pending on a vest that has not hit payroll.

Lifestyle: two different Saturdays in Snohomish County

Bothell is the Eastside-adjacent Snohomish Saturday: parks, North Creek trails, UW Bothell energy in the downtown pocket, and a Microsoft-shaped week. Walk Score 29 is the honest citywide number. If your weekend is a yard or a townhome patio and a shorter campus drive, that is the point.

Lynnwood is the rail-and-retail Saturday: Alderwood, City Center redevelopment gravity, and Link for Seattle days. You trade Microsoft minutes for price and the 1 Line. If your real week still includes South Lake Union or a partner who badges west of the lake, Lynnwood is the only one of the two built for that pattern without a long drive every time.

A practical buying strategy for Microsoft employees comparing Bothell and Lynnwood

  1. 1. Start at the building, not the county slogan. Most days on One Microsoft Way / Overlake → start Bothell. Seattle hybrid days that need Link → start Lynnwood City Center. Dual-career Google Kirkland → also compare Mill Creek / Kirkland before you force this two-way.
  2. 2. Use Link only where it exists. Lynnwood City Center is the 1 Line story. Bothell has no 1 Line station. Confirm current Sound Transit service and parking before you pay a station premium.

Choose Bothell if Microsoft Redmond / Overlake minutes are the real week, you want Snohomish County value without dropping all the way to the Lynnwood price band, and you will accept no Link station. Redfin $1,033,982, 20 DOM, Compete 72.
