Short answer: No public source ranks Mukilteo agents objectively, so the best real estate agent in Mukilteo, WA is the one who can show recent Mukilteo sales, verified reviews, a written plan for your purchase or sale, and who will personally handle your file, including the bluff, view, and commute questions that come up here more than in most cities. Use the questions and September 2026 numbers below to compare candidates side by side. Sources: Redfin Mukilteo housing market page, checked October 19, 2026 (rolling three-month window); NWMLS Breakouts, Snohomish County map areas, September 2026. NWMLS area 740 is named Everett/Mukilteo and includes much of Everett, so its medians run well below the City of Mukilteo figure. A monthly median moves with the mix of homes that closed, so price a specific home with current nearby sales.
There is no official ranking. Directories sort agents by their own rules (Zillow, for example, says it puts the highest-rated, most-reviewed agents for the searched location first), so the best Mukilteo agent for you is the one who can prove recent local sales, show verified reviews, explain a written plan, and personally handle your file. Odigo Real Estate Club is one team to interview: Peter J Kim and John Kim (REAL Brokerage, WA License #112064) have 25+ years combined experience, 593+ closings, and 122 five-star Zillow reviews, they handle each transaction themselves, and their office is in nearby Lynnwood at 16108 Ash Way, Suite 201. Call (425) 409-3823, Monday–Saturday 9 AM–6 PM.
Ask how many Mukilteo homes they closed in the last 12 months and in which price range; who will actually show homes, negotiate, and manage inspections and closing; how they will price or evaluate a home using current sales; and what they charge and how. In Washington, a real estate firm must have a services agreement that states the compensation terms before it can be paid (RCW 18.86.080), so read that agreement before you start. For Mukilteo in particular, ask how they handle homes near steep slopes, view claims, and HOA documents. You can confirm any broker’s license with the Washington State Department of Licensing lookup.
The newest full month is September 2026. Redfin puts the City of Mukilteo median sale price at $962,042 for the three months through September, up 2.7% from a year earlier, at a median of $436 per square foot. NWMLS reports by map area, and area 740 (Everett/Mukilteo) also covers much of Everett: its September median was $699,500 for houses and condos combined, $790,000 for houses, and $466,499 for condos. October figures come out in early November.
Still a seller-leaning market, but with more choice than a year ago. Redfin rates Mukilteo 73 out of 100 (“very competitive”) and reports a median of 24 days on market, homes selling at 98.4% of list price on average, and 20.5% selling above list, down 5.5 points from a year earlier. In NWMLS area 740, active listings rose to 697 from 496, while closed sales were nearly flat at 202 versus 200, for 3.45 months of inventory.
At Freddie Mac’s 7.18% average 30-year rate (week of November 5, 2026) with 20% down, principal and interest on a $962,042 home (the Redfin City of Mukilteo median) are about $5,214 a month, and property tax at Mukilteo’s 2026 typical rate of $7.4912 per $1,000 adds about $601, for about $5,815 before insurance and upkeep. A $466,499 condo (the area 740 condo median) with 20% down is about $2,819 before HOA dues. Your rate and costs will differ, so treat these as illustrations, not a quote.
Often not, but it is closer than in most Snohomish County cities. The Federal Housing Finance Agency set the 2026 one-unit conforming loan limit for Snohomish County at $1,063,750. With 20% down, prices up to about $1,329,688 stay within that limit, which covers the $962,042 Redfin median. Higher-priced view and waterfront homes can cross it, so ask your lender which loan programs fit your price range and down payment before you write an offer.
Plan for the real estate excise tax, the brokerage fee in your listing agreement, title and escrow charges, and any repairs or credits you negotiate. Washington’s state excise tax is 1.10% on the portion up to $525,000 and 1.28% from $525,000.01 to $1,525,000, with higher rates above that. Mukilteo’s local excise tax rate is 0.50%. On a $962,042 sale, that is about $11,369 in state tax plus $4,810 local, about $16,179 in total. Brokerage fees are negotiable and are set in your written agreement.
Three things come up often. Parts of the city sit on steep slopes above Puget Sound, and Mukilteo’s code requires a geotechnical report for structures within 50 feet of a steep slope or landslide hazard area. A view is not protected by law unless a recorded easement or covenant protects it. And the city has both a ferry terminal to Whidbey Island and a Sounder station, while Boeing’s Everett site and Paine Field are just to the east. Each of these is worth a specific question before you make an offer.
If the home is a condominium unit, RCW 64.90.640 generally requires the seller to give you a resale certificate from the association. It includes the association’s current budget, whether it has a reserve study, assessments due, any planned repairs costing more than 5% of the annual budget, and a description of the association’s insurance. Read it with the HOA dues, parking, and rental rules before your contingency ends, and ask whether any slope or drainage work is planned.
Look at three things. First, the agent’s Zillow profile: Zillow says its Find an Agent directory surfaces the highest-rated, most-reviewed agents for the location searched and shows recent sales and price ranges. Second, the reviews themselves: look for recent ones that name Mukilteo or nearby areas and describe the work, not only a star rating. Third, the license: confirm it is active on the Department of Licensing lookup. Ask the agent for addresses of recent Mukilteo sales they handled so you can check them.
No. We help Mukilteo buyers and sellers in every line of work, including first-time buyers, move-up buyers, downsizers, and sellers. For people who work in tech, we also offer the Ridiculous Tech Package: a buyer rebate of up to 1% of the purchase price, paid as a closing credit where permitted by law and subject to lender approval, plus moving costs covered up to $2,000, with terms in the buyer agreement.

Illustrative only, not a loan quote. 30-year fixed at Freddie Mac’s 7.18% national average (week of November 5, 2026). Tax uses Mukilteo’s 2026 typical levy rate ($7.4912 per $1,000, Snohomish County Assessor) times the price as a stand-in for assessed value; rates vary within the city. Add homeowners or HO-6 insurance, HOA dues, upkeep, and mortgage insurance if you put down less than 20%.
