Short answer: No public source ranks Bothell agents objectively, so the best real estate agent in Bothell, WA is the one who can show recent Bothell sales, verified reviews, and a written plan, who personally handles your file, and who knows that Bothell sits in two counties with two assessors, two tax rates, and two NWMLS reporting areas. Use the questions and September 2026 numbers below to compare candidates side by side. Written by Odigo Real Estate Club (Peter J Kim & John Kim, REAL Brokerage, WA #112064), with 25+ years combined experience. Data checked October 19, 2026. Medians are backdrop, not a price for any address.

Sources: Redfin Bothell housing market page, checked October 19, 2026 (rolling three-month window); NWMLS Breakouts for King and Snohomish County map areas, September 2026. NWMLS does not report Bothell as its own area: on the NWMLS area map, the King County side of Bothell sits in area 600 (Juanita/Woodinville) and the Snohomish County side in area 610 (Southeast Snohomish), and both areas also cover neighboring cities. Condo medians rest on 20 to 22 sales a month and swing widely. Price a specific home with current nearby sales.
There is no official ranking. Directories sort agents by their own rules (Zillow, for example, says it puts the highest-rated, most-reviewed agents for the searched location first), so the best Bothell agent for you is the one who can prove recent local sales, show verified reviews, explain a written plan, and personally handle your file. Odigo Real Estate Club is one team to interview: Peter J Kim and John Kim (REAL Brokerage, WA License #112064) have 25+ years combined experience, 593+ closings, and 122 five-star Zillow reviews, and they handle each transaction themselves. Call (425) 409-3823, Monday–Saturday 9 AM–6 PM.
Our Zillow profile lists 11 Bothell sales since March 2022, six on the buyer side and five on the seller side, with six of them since the start of 2024. It also shows 10 reviews from Bothell clients, all five stars, the newest dated October 18, 2026 (a purchase) and June 13, 2026 (a sale). Ask any agent you interview for the same kind of count, and check it on their public profile.
Ask how many Bothell homes they closed in the last 12 months and in which price range; who will actually show homes, negotiate, and manage inspections and closing; how they will price or evaluate a home using current sales; and what they charge and how. In Washington, a real estate firm must have a services agreement that states the compensation terms before it can be paid (RCW 18.86.080), so read that agreement before you start. For Bothell in particular, ask how they confirm which county a parcel is in and what that changes. You can check any broker’s license with the Department of Licensing lookup.
The newest full month is September 2026. Redfin puts the City of Bothell median sale price at $999,524 for the three months through September, down 9.13% from a year earlier, at $454 per square foot. NWMLS reports by map area: in area 600 (Juanita/Woodinville, King County) the September house median was $1,150,000, and in area 610 (Southeast Snohomish) it was $1,104,500. Both areas include neighboring cities. October figures come out in early November.
Closer to balanced than a year ago. Redfin rates Bothell 61 out of 100 (“somewhat competitive”) and reports a median of 33 days on market, up from 21, homes selling at 98.6% of list price on average, 12.0% selling above list (down 12.8 points), and 54.7% of homes with a price drop (up 16.5 points). Active listings rose to 631 from 465 in NWMLS area 600 and to 500 from 364 in area 610, for 5.49 and 4.81 months of inventory.
Yes, mostly for property tax and paperwork. For 2026, the King County Assessor lists a total levy rate of $9.74130 per $1,000 for Bothell’s King County part, and the Snohomish County Assessor lists a typical rate of $8.0664 per $1,000 for its Snohomish County part. On the same $1,000,000 assessed value, that is about $1,675 a year more on the King County side. The local excise tax rate is 0.50% on both sides, and the 2026 conforming loan limit is the same $1,063,750 in both counties.
At Freddie Mac’s 7.18% average 30-year rate (week of November 5, 2026) with 20% down, principal and interest on a $999,524 home (the Redfin City of Bothell median) are about $5,417 a month. Property tax adds about $811 at the King County side’s 2026 rate, or about $672 at the Snohomish County side’s rate, for about $6,228 or $6,089 before insurance and upkeep. Your rate and costs will differ, so treat these as illustrations, not a quote.
Often not with 20% down. The Federal Housing Finance Agency set the 2026 one-unit conforming loan limit at $1,063,750 for both King and Snohomish counties. With 20% down, prices up to about $1,329,688 stay within that limit, which covers the $999,524 Redfin median and the September house medians in NWMLS areas 600 and 610. With a smaller down payment the loan crosses the limit at a lower price, so ask your lender which programs fit before you write an offer.
Plan for the real estate excise tax, the brokerage fee in your listing agreement, title and escrow charges, and any repairs or credits you negotiate. Washington’s state excise tax is 1.10% on the portion up to $525,000 and 1.28% from $525,000.01 to $1,525,000, with higher rates above that. Bothell’s local rate is 0.50% on both the King County side (code 1706) and the Snohomish County side (code 3120). On a $999,524 sale, that is about $11,849 state plus $4,998 local, about $16,847 in total.
Look at three things. First, the agent’s Zillow profile: Zillow says its Find an Agent directory surfaces the highest-rated, most-reviewed agents for the location searched and shows recent sales and price ranges. Second, the reviews themselves: look for recent ones that name Bothell and describe the work, not only a star rating. Third, the license: confirm it is active on the Department of Licensing lookup. Then ask the agent to walk you through a recent Bothell sale they handled.
No. We help Bothell buyers and sellers in every line of work, including first-time buyers, move-up buyers, downsizers, and sellers. For people who work in tech, we also offer the Ridiculous Tech Package: a buyer rebate of up to 1% of the purchase price, paid as a closing credit where permitted by law and subject to lender approval, plus moving costs covered up to $2,000, with terms in the buyer agreement.

Illustrative only, not a loan quote. 30-year fixed at Freddie Mac’s 7.18% national average (week of November 5, 2026), 20% down. Tax uses each side’s 2026 Bothell rate (King County Assessor: $9.74130 per $1,000; Snohomish County Assessor: $8.0664 per $1,000) times the price as a stand-in for assessed value; rates vary by parcel. Add homeowners or HO-6 insurance, HOA dues, upkeep, and mortgage insurance if you put down less than 20%.
