Amazon hybrid schedule: Bothell townhome vs Lynnwood condo for 2–3 Seattle office days

Quick Answer

Choose a Bothell townhome when I-405 / Eastside flexibility and more living space matter for your 2–3 Amazon Seattle / SLU office days; choose a Lynnwood condo (especially City Center / Alderwood) when Link 1 Line is the non-negotiable office-day mode and payment / entry matter more than stairs, yard, or a garage. Redfin citywide sale medians in the same mid-2026 windows: Bothell $1,033,982 (July 2026) vs Lynnwood $749,625 (July 2026, −3.3% YoY; Compete Score 85). Those are citywide mixes — not townhome-only or condo-only medians — so pull NWMLS comps by beds, baths, and HOA before you treat either number as “your” payment.

Context for the Amazon destination: Seattle citywide sat near $898,550 (July 2026, −0.16% YoY). Edmonds (~$994,459, June 2026) and Everett (~$594,702, July 2026) are useful band checks, not the primary shortlist for this H1.

Bottom line: this is a property-type + commute-mode decision, not “which city is cheaper.” Run a Tuesday door-to-door test from a Canyon Park / North Creek townhome and from a Lynnwood City Center condo before you write.

What this H1 is really asking

You badge Amazon in the Seattle area — often South Lake Union or another Seattle campus — on a hybrid schedule of roughly two or three office days per week. You are not asking “Bothell or Lynnwood?” in the abstract. You are asking whether a townhome in Bothell (space, stairs, HOA, I-405 / SR-522 patterns) beats a condo in Lynnwood (elevator or stacked units, dues, first-mile to Link) for the week you actually live.

This guide covers commute-mode math, underwriting differences between townhomes and condos, price context from already-published Redfin citywide medians, and a short neighborhood list. It is not an RSU / equity vesting article, not a sell-Seattle-then-buy guide, and not a Microsoft-campus commute piece. Those live in related posts at the end.

Price context (sourced Redfin citywide medians)

Reuse only the citywide sale medians already published in recent Odigo Tech Package corridor guides. Citywide medians mix product types — a Bothell townhome and a Lynnwood condo will not match these numbers one-for-one. Treat them as payment-conversation anchors, then pull NWMLS comps by beds, baths, HOA dues, and distance to your commute mode.

Bothell citywide$1,033,982 (Jul 2026)Townhome side — I-405 / Eastside-adjacent Snohomish story
Lynnwood citywide$749,625 (Jul 2026, −3.3%; Compete 85)Condo / Link side — only Snohomish 1 Line station today
Seattle citywide$898,550 (Jul 2026, −0.16% YoY)Amazon SLU / Seattle destination context
Edmonds citywide$994,459 (Jun 2026)Context only — lifestyle band, no 1 Line station in city
Everett citywide$594,702 (Jul 2026)Context only — payment band, not a 2026 1 Line play

Bothell ($1,033,982). Roughly $284k above Lynnwood citywide on these windows. Expect townhome and single-family mix around Canyon Park, North Creek, and downtown-adjacent pockets. Citywide is not a townhome median — your actual townhome payment can sit under or over this number depending on beds, HOA, and finishes.

Lynnwood ($749,625). Clearer citywide entry band, with Compete Score 85 reminding you station-adjacent product is not a soft buy just because the median is lower. City Center / Alderwood near Lynnwood City Center often prices above citywide; condo mix and north Lynnwood can pull the median down. Again: citywide ≠ condo-only.

Seattle (~$898,550). Useful as the Amazon office-day destination context — not as a third buy option in this H1. If you are already selling Seattle to fund either side, use the related sell-then-buy guide linked at the end.

Illustrative payment sketch (P&I only)

Same principal-and-interest sketch I use with tech buyers: 20% down, ~6.5% 30-year, P&I only. Excludes tax, insurance, HOA dues, and special assessments — which matter a lot on both townhomes and condos.

Price (citywide median)20% downEst. monthly P&I
$1,033,982 (Bothell)~$207,000~$5,230
$749,625 (Lynnwood)~$150,000~$3,790

On paper, median-to-median frees roughly $1,440/month of P&I and ~$57k of down-payment requirement — before HOA, insurance, and the fact that the Bothell townhome or Lynnwood condo you actually want may not match the citywide median. Do not invent a townhome-only or condo-only Redfin number; pull live comps.

Hybrid badge-day math: 2–3 Seattle office days

Hybrid weeks forgive a longer commute if office days are predictable and the mode matches how you actually travel. Amazon SLU and other Seattle campuses still leave a last-mile gap after Link or after you park — test your building, not a generic downtown pin.

Home baseOffice-day patternWhat to underwrite
Bothell — Canyon Park / North CreekI-405 / arterials toward Seattle; reverse eveningsPeak I-405 variability; parking / Amazon shuttle last mile
Bothell — downtown-adjacentSR-522 / I-405 mix; some transit optionsDoor-to-door vs Canyon Park — not the same trip
Lynnwood — City Center / Alderwood1 Line south toward Seattle / SLU corridorWalk or short hop to station; train reliability; last mile
Lynnwood — north / Hwy 99First-mile drive or bus to City Center, then LinkFirst-mile minutes — can erase the “Link win”

Tuesday door-to-door test (do this once). On a real office Tuesday at your real start time: leave a Canyon Park or North Creek townhome address by car, and leave a Lynnwood City Center–adjacent condo address by Link (plus first-mile). Log door → badge for both. Sunday demo rides and maps at 10 a.m. lie. If you only do office days twice a week, the worse mode still has to be livable on those two days — not “fine on average.”

I-405 vs I-5 framing. Bothell townhomes often lean on I-405 and Eastside-adjacent arterials; Lynnwood Link riders largely avoid inventing an I-5 drive into Seattle on badge days if the station first-mile works. Neither corridor is “always faster” — your Tuesday log is the source of truth.

Townhome vs condo underwriting (without inventing fees)

Both products are attached housing. The underwriting checklist overlaps; the failure modes differ. I am not inventing HOA dollar amounts here — read the resale packet.

1. HOA dues and what they cover. Townhomes often fund exterior, landscape, and shared roads; condos may add elevators, common corridors, and commercial-style insurance. Ask what is included vs owner-paid utility / insurance gaps.

2. Reserves and special assessments. Low reserves plus deferred roof, siding, or elevator work is how a “cheaper” condo becomes expensive. Same risk on townhome communities with aging envelope projects. Read the reserve study and meeting minutes.

3. Rental caps and leasing rules. Matters if you might relocate, take an assignment, or keep the unit as a fallback. Caps and waiting lists show up in both product types — confirm before you assume flexibility.

4. Stairs vs elevator / noise. Townhomes usually mean vertical living (and carrying groceries / kids / bikes up). Condos can mean shared walls, elevator wait, and amenity noise. Tour at commute hour and at night if you can.

5. Parking. Garage vs tandem vs assigned stall vs street — and guest rules — change daily life more than the listing photo. Amazon badge days with a second car or a partner WFH make this non-optional.

School assignment is parcel-level only. Pull the district locator on every address; do not steer by ratings or assume a city name equals a school.

Neighborhood shortlist

Bothell — Canyon Park / North Creek — Start here if the townhome + I-405 / Eastside-flexibility thesis is real. Employment-park adjacency, newer attached stock, and a drive-first Amazon week. Redfin citywide $1,033,982 (Jul 2026) is context, not your unit price.

Bothell — downtown-adjacent — Useful when you want Bothell’s center-of-gravity amenities and a slightly different arterial mix than pure Canyon Park. Still underwrite the Tuesday drive; this is not a Link station play.

Lynnwood — City Center / station pocket — Start here if Link 1 Line is why you opened this page. Prioritize walk or short hop to Lynnwood City Center. Redfin citywide $749,625, Compete 85. Read condo docs carefully on mid-rise and mixed-use product.

Lynnwood — Alderwood / retail corridor near the station — Practical “close enough” band when City Center inventory is thin. Still underwrite first-mile minutes, parking, and HOA.

Lynnwood — north / Highway 99 edges — More house or lower payment sometimes. Keep only if you will still ride Link after the drive-to-station tax — otherwise you bought a drive commute with condo HOA risk.

On the same Saturday, tour one Bothell townhome pocket and one Lynnwood City Center–adjacent condo, then rerun the Tuesday time test mentally with real door locations.

Who should pick which

Pick the Bothell townhome path if: you want more space / garage patterns, you value Eastside / I-405 optionality (partner campus, weekends, future team moves), and a 2–3 day drive into Seattle is acceptable after your Tuesday test.

Pick the Lynnwood condo path if: Link from City Center (or a proven short first-mile) is non-negotiable on badge days, payment and entry matter more than stairs or yard, and you will actually ride the train after you move — not just on the tour weekend.

Re-open the search if neither product passes: your Tuesday log is brutal on both modes, HOA docs fail underwriting, or the unit that fits budget fails the commute. FAQ

Amazon hybrid: is a Bothell townhome smarter than a Lynnwood condo for 2–3 Seattle office days?

Often yes when I-405 flexibility and space win your week; often no when Link 1 Line is the office-day mode and entry payment matter more. Redfin July 2026 citywide windows: Bothell $1,033,982 vs Lynnwood $749,625 (Compete 85) — citywide mixes, not product-type medians.

Is Lynnwood cheaper than Bothell for Amazon hybrid buyers in 2026?

On these Redfin citywide sale medians, yes by roughly $284,000 ($1,033,982 vs $749,625). A specific Bothell townhome vs Lynnwood condo can shrink or reverse that gap — pull NWMLS comps by beds and HOA.

Can I take Link light rail from Bothell to Amazon SLU?

Bothell is not a 2026 1 Line front door the way Lynnwood City Center is. If rail is the non-negotiable badge-day mode, shortlist Lynnwood station-adjacent product first, then underwrite first-mile minutes.

What should I check in HOA docs for a townhome vs a condo?

Dues, reserves, special assessments, rental caps, parking, and insurance scope on both. Condos add elevator / mid-rise risk more often; townhomes add exterior / stairs / garage pattern questions. Do not waive document review to win a Compete-85 Lynnwood offer without a plan.
