South Lake Union Tech Buyers: Condo, Townhome, or 1 Line Home on One Paycheck (October 2026)

·8 min read·By Peter J Kim
South Lake Union condo, townhome, and 1 Line home monthly payment comparison, October 2026

If you badge into South Lake Union for Amazon, Google, Meta, or another SLU employer, the useful question isn’t which neighborhood is “best.” It’s which monthly payment your paycheck is funding, and how many times a week you make the trip. Below are four home types priced with NWMLS September 2026 medians, Freddie Mac’s October 15, 2026 average rate, and 2026 property-tax levy rates, plus 1 Line and streetcar times from Sound Transit and the City of Seattle. Written by Odigo Real Estate Club (Peter J Kim & John Kim, REAL Brokerage, WA #112064). Updated October 21, 2026. Medians are backdrop, not a quote for any address.

Illustrative only, not a loan quote. Assumes a 30-year fixed loan with 20% down at Freddie Mac’s 7.40% national average (week of October 15, 2026). Your rate, loan type (conforming, high-balance, or jumbo), and costs will differ. Tax uses the 2026 levy rate times the median price as a stand-in for assessed value. NWMLS “residential” excludes condos. Medians mix many buildings and streets.

Where should South Lake Union tech workers buy a home in 2026?

Start with two numbers, not a neighborhood: how many days a week you badge into SLU, and the all-in monthly payment you can carry. Then compare four home types on the same paycheck: a Seattle condo a short walk or ride from SLU (in SLU itself, Capitol Hill, Eastlake, or Queen Anne), a Seattle house or townhome, a Shoreline or Lynnwood home near a 1 Line station, or a Snohomish County house with a longer trip. Using NWMLS September 2026 medians and Freddie Mac’s October 15, 2026 average rate of 7.40%, principal, interest, and property tax alone run about $3,000–$3,400 a month for the condo rows and $4,700–$6,100 for the house rows, before HOA dues and insurance. Pick the row your office calendar and your budget can both live with.

How many office days should I plan for at Amazon, Google, or Meta?

Plan for the policy you actually work under, because days per week multiply every commute minute. Amazon has required corporate employees to be in the office five days a week since January 2025. Google’s hybrid schedule still lets employees work from home two days a week, CNBC reported in October 2025, and Meta has required at least three office days a week since September 2023; Meta confirmed to CNBC that Instagram moved U.S. staff with assigned desks to five days starting February 2, 2026. For example, the 31-minute Lynnwood City Center to Westlake train ride adds up to about 310 minutes of in-train time a week at five days, versus about 186 minutes at three, before the walk or streetcar into SLU. Confirm your own team’s rule before you underwrite a longer trip.

What does a Seattle condo really cost per month compared with a Seattle house?

More than the mortgage line. NWMLS reported a September 2026 Seattle condo median of $530,000 and a Seattle non-condo residential median of $960,000. With 20% down at 7.40%, principal and interest come to about $2,936 and $5,317 a month. Adding Seattle’s 2026 levy rate ($9.90845 per $1,000 of assessed value) brings them to about $3,373 and $6,110. The condo still owes HOA dues, an HO-6 insurance policy, and possibly a parking space; the house owes homeowners insurance and its own upkeep. Get the dues from the resale certificate and a real insurance quote before you compare.

Is a Capitol Hill, Eastlake, or Queen Anne home worth it for an SLU commute?

It can be when you go in four or five days a week and want the shortest trip. Capitol Hill has a Link station one stop from Westlake, about three minutes on Sound Transit’s current schedule, and the South Lake Union Streetcar runs from Westlake Hub into SLU every 12 minutes on weekdays from 7 a.m. to 7 p.m. Eastlake and Queen Anne have no Link station, so test the bus, bike, or walk at your real start time. On product: a condo carries HOA dues and a resale certificate, while a fee-simple townhome typically has little or no HOA but may share driveway or wall maintenance by written agreement. Ask which one you’re buying before you compare payments.

How long is the 1 Line ride from Shoreline or Lynnwood to South Lake Union?

On Sound Transit’s 1 Line schedule (valid September 30, 2026 to March 26, 2027), weekday trains reach Westlake in about 31 minutes from Lynnwood City Center, 24 from Shoreline North/185th, 21 from Shoreline South/148th, and 16 from Northgate. Between Lynnwood and downtown, 1 Line and 2 Line trains combined run about every 4 minutes at peak. SLU has no Link stop, so add the walk or streetcar from Westlake, plus the trip from your door to the station. The adult Link fare is a flat $3 per trip; check whether your employer covers transit. Ride it once at your actual badge hour before you buy.

Is Lynnwood or Snohomish County actually cheaper than Seattle once property tax is counted?

On September 2026 NWMLS medians, yes, though the gap is much smaller for condos than for houses. Snohomish County’s condo median was $489,950 versus Seattle’s $530,000, and its non-condo residential median was $750,000 versus Seattle’s $960,000. Tax rates differ too: Seattle’s 2026 levy rate is $9.90845 per $1,000 of assessed value and Shoreline’s is $9.95297, while Snohomish County lists a 2026 typical rate of $7.9139 in Lynnwood. Per $100,000 of assessed value, that is about $991 a year in Seattle versus about $791 in Lynnwood. Countywide medians are not your building or street, so pull comps for the exact address.

What should I check in a Seattle condo’s HOA before I make an offer?

Washington law (RCW 64.90.640) requires the seller to give you a resale certificate. It covers current and special assessments, the operating budget, financial statements, whether a reserve study exists, the association’s insurance, legal actions, rental restrictions, and any expected repair cost above 5% of the annual budget. If you first get it five business days or less before you sign, you can cancel within five business days of receiving it. Read it before you rely on the dues, and confirm whether parking is a deeded, assigned, or separately rented space. This is general information, not legal advice; our condo HOA checklist walks through the rest.

Should an SLU worker look at the Eastside or a Snohomish County house instead?

Only if the rest of the week points that way. If you badge into SLU five days, every extra mile repeats five times. If someone in your household also commutes to Bellevue or Redmond, the 2 Line has run one-seat from Lynnwood City Center to Downtown Redmond since the Crosslake Connection opened on March 28, 2026, so a home near a shared station can serve both trips. Prices vary widely across Eastside cities and Snohomish County, so compare comps for the exact home type rather than county medians. Our Link light rail FAQ compares 1 Line and 2 Line options in more detail.

Is October 2026 a good time to buy a Seattle condo?

We don’t predict prices, but the data shows where buyers have leverage. NWMLS counted 8.30 months of condo inventory in Seattle in September 2026, against 4.15 months for Seattle non-condo homes, and Seattle condo closed sales were down 25% from a year earlier. Rates moved the other way: Freddie Mac’s 30-year average was 7.40% on October 15, 2026, versus 6.27% a year earlier. More condo choice can mean room to negotiate price, concessions, or inspection terms; higher rates mean every $100,000 borrowed costs about $692 a month in principal and interest. Run both numbers before you decide.

How should RSUs or other equity factor into an SLU home purchase?

Keep three things separate: the income a lender will count, the vested shares you can actually sell for the down payment and closing costs, and your vest dates compared with your closing date. Don’t plan earnest money or a down payment around unvested grants. Selling shares can trigger taxes, so talk to a CPA, and use a lender who regularly underwrites equity compensation. This is general education, not tax, legal, or financial advice.
