South Juanita’s −12.3% year-over-year drop and Central Houghton’s −22.0% $/sq ft move are mix and sample warnings, not a license to lowball a renovated lakeside or campus-adjacent house. ZIP proxies (98034, 98033) are broader than neighborhood labels. Use both, then pull live NWMLS comps before you offer.

Kirkland citywide sold at $1,314,342 (−2.0% YoY), $643/sq ft (−7.7%), 18 DOM, Compete Score 75 (very competitive), sale-to-list 98.3%, sold above list 15.7% in the same Redfin July 2026 window. You are choosing stock and daily life inside one employment city — not picking between “affordable Kirkland” and “expensive Kirkland” as slogans.

Commute math: Houghton wins the badge; Juanita and Rose Hill win different weeks

Google’s Kirkland campus sits in the Houghton area near Lake Washington Blvd and the 6th St corridor (including Phase III at 509 6th St S and nearby Kirkland Urban context). If your building is there, living in Central Houghton can mean local streets and a short walk or bike — not a Totem Lake or Rose Hill surface-street grind.

Juanita sits north toward Juanita Beach and Totem Lake. The Google drive is still Kirkland-local — not a Sammamish Plateau or Snohomish County commute — but you are trading campus minutes for beach access, more inventory mix, and a lower neighborhood sale median.

Rose Hill sits east of I-405 toward Redmond. It is often the dual-career pick when one partner badges into Google Kirkland and the other needs a shorter hop to Microsoft Redmond or the 2 Line. Kirkland itself has no 2 Line station. The Redmond 2 Line (Downtown Redmond / Marymoor Village / Overlake) is the usual rail hop for Microsoft partners — confirm current Sound Transit service and test I-405 / NE 85th BRT before you buy Rose Hill “for transit.”

Drive times below are peak-adjusted estimates. They move with I-405, Lake Washington Blvd, Juanita Drive, and school drop-off. Test your building at your arrival time.

Compete Score 57 is softer than citywide 75 — but a renovated Juanita Beach–area house can still move fast. Budget the house, not the neighborhood average.

Juanita corridor ZIP 98034 ($1,099,255). Broader than South Juanita alone. Compete Score 77 (very competitive), 16 DOM, 21.6% sold above list. Use it as corridor context when the listing is labeled Juanita but sits outside the South Juanita Redfin polygon.

North Rose Hill ($1,399,522). Sits near the citywide band but east of I-405. Compete Score 69 (somewhat competitive), 17 DOM. $/sq ft actually up 1.8% YoY while the sale median is −3.5% — another mix reminder. Start here for dual-career Google + Microsoft weeks.

ZIP 98033 ($1,699,623) vs Central Houghton ($1,999,318). Houghton sits largely in 98033, but the ZIP also pulls in other south Kirkland product. Central Houghton’s neighborhood median is higher, faster (9 DOM), and hotter (Compete 84, 29.3% sold above list) on only 18 sales. Treat both as directional until you have address-level comps. Do not average them into a fake “Houghton price.”

Down payment and payment math (illustrative)

On a ~$1.05M–$1.40M Juanita or Rose Hill purchase, an up-to-1% commission rebate is serious closing-cost money — rate buydown, first round of updates, or the gap between vest proceeds and cash-to-close. At Central Houghton’s ~$2.0M median, that rebate is even more material. That is the easiest lever most Google employees leave on the table.

Juanita (South Juanita / 98034 corridor) — North Kirkland toward Juanita Beach and Totem Lake. South Juanita Redfin $1,049,642 on 26 sales, Walk/Transit/Bike 46 / 38 / 42, Compete 57. ZIP 98034 sits at $1,099,255 with Compete 77. More house-per-dollar than Houghton — if the mix matches what you actually want. Start here if beach access and inventory breadth beat a campus walk.

Houghton (Central Houghton / 98033 proxy) — Google’s backyard. Central Houghton Redfin $1,999,318, 9 DOM, Compete 84, 29.3% sold above list, Walk/Transit/Bike 47 / 42 / 47 on 18 sales. ZIP 98033 at $1,699,623 is the broader south-Kirkland proxy. Read HOA docs on condos/townhomes; lakeside and campus-adjacent SFHs can clear well above the ZIP median. Start here if your building is on the 6th St / Lake Washington Blvd corridor and minutes matter more than the median gap.

Rose Hill (North Rose Hill) — East of I-405 toward Redmond. Redfin $1,399,522, 17 DOM, Compete 69, Walk/Transit/Bike 48 / 34 / 48. The dual-career bridge when one partner is Google Kirkland and the other needs Microsoft Redmond or a 2 Line hop. Kirkland still has no 2 Line station — confirm the Redmond rail plan before you buy for transit. Start here if the week is split across campuses, not if you only need a Google walk.

Tour one South Juanita street, one Central Houghton campus-adjacent block, and one North Rose Hill street in the same Saturday. At these medians, the wrong product type costs more than the wrong name on the brochure.

Schools: Lake Washington SD — verify the parcel, not the neighborhood slogan

Lake Washington School District covers most of Kirkland, but assignment is by parcel. Redfin/GreatSchools lists Rose Hill Elementary (10/10 on Redfin’s Kirkland list) and Mark Twain (9/10, North Rose Hill area) as examples only — ratings are not the boundary map. Central Houghton often maps near Lakeview Elementary (10/10 on Redfin’s list); still verify the lot.

Do not assume “Kirkland ZIP = that elementary.” Use LWSD’s School Assignment & Bus Finder on the listing before you offer. Two parcels a few streets apart can split. I map attendance before you write the offer. It is cheaper than falling in love with the wrong elementary.

Google GSUs, ESPP, and a 9-to-20-day Kirkland market

Google pay is rarely just salary. Vesting dates, ESPP purchases, and the tax bill when you sell shares for a down payment all affect close timing — same honest lender notes I use with Microsoft RSU buyers.

  • Lenders typically want a documented equity / GSU history before counting stock compensation as qualifying income. Unvested grants are not cash.
  • Selling vested shares is a taxable event. Selling the most recently vested tranche first usually keeps capital gains smaller because cost basis sits close to market.
  • ESPP is a forced-savings engine. A purchase-period sale can fund earnest money without touching the core grant.
  • Central Houghton’s 9-day median and South Juanita’s 20-day median do not wait for a vest 60 days out. Ask the lender what can close now.

Map the sale with your lender and tax advisor in week one — grant date, vest date, withholding, wire deadline. I will not let a Central Houghton house go pending on a vest that has not hit payroll.

Lifestyle: three different Saturdays inside one city

Juanita is beach, parks, and a north-corridor weekend. Walk Score 46 (South Juanita) is the honest neighborhood number. If your Saturday is Juanita Beach and a local drive to campus, that is the point — and why the lower median still has to clear the product mix you actually want.

Houghton is campus, lake edge, and Downtown Kirkland gravity. You pay for that in the $1.99M Central Houghton median and Compete Score 84. HOA living is common on the condo/townhome side. If your Saturday is a bike to the 6th St campus and dinner on the waterfront, Houghton is the only one of the three built for that week.

Rose Hill is the east-of-405 dual-career pocket: quieter residential streets, a shorter Redmond hop, and a sale median ($1,399,522) closer to citywide than to Central Houghton. Transit Score 34 is the honest number — you are buying geography for two campuses, not a train station in Kirkland.

A practical buying strategy for Google Kirkland employees

  1. 1. Start at the building, not the neighborhood slogan. 6th St / Houghton corridor → start Central Houghton. More house and Juanita Beach → South Juanita / 98034. Dual-career Microsoft Redmond → also tour North Rose Hill before you force a two-way.
  2. 2. Do not pretend Kirkland has a 2 Line station. It does not. Redmond 2 Line is the hop for Microsoft partners. Confirm I-405 / NE 85th BRT and current Sound Transit service if transit is part of the real week.
  3. 3. Separate neighborhood medians from ZIP proxies. South Juanita $1,049,642 ≠ 98034 $1,099,255. Central Houghton $1,999,318 ≠ 98033 $1,699,623. Thin samples (18 and 26 sales) move with mix.

Which neighborhood should you choose?

Choose Juanita if you want north-corridor inventory, Juanita Beach lifestyle, and a lower neighborhood sale median ($1,049,642 South Juanita / $1,099,255 98034) — and you will underwrite mix risk on a 26-sale sample. Accept a 10–20 minute campus drive.

Choose Houghton if your building is on the Google Kirkland / 6th St corridor and you want the shortest week. Central Houghton Redfin $1,999,318, 9 DOM, Compete 84. Treat the 18-sale sample and the 98033 ZIP proxy ($1,699,623) as separate tools, not one blended “Houghton price.”

Choose Rose Hill if dual-career Google Kirkland + Microsoft Redmond (or a 2 Line hop) is the real week. North Rose Hill $1,399,522, Compete 69, east of I-405. Kirkland still has no rail station.

Widen the search if none of the three fit — Downtown Kirkland, Finn Hill, Totem Lake, or a Redmond comparison for the Microsoft partner. Those are different articles.
