Buy in Issaquah Highlands if you already work at Costco headquarters or commute I-90 and you want a master-planned ridge with Grand Ridge Plaza and a 1,000-stall park-and-ride — not because a train is coming. Issaquah’s citywide Redfin median sale for the three months ending July 2026 was $1,034,482 (−6.0% year over year). That number is not the Highlands price. Realtor.com’s Issaquah Highlands median is a listing figure of $1,125,000, not a sale median. Redmond and Kirkland sold at $1,324,337 and $1,314,342 in the same Redfin window. Bottom line: choose the Highlands for plaza living and I-90 access; choose Olde Town / Gilman if Costco HQ is your only commute; choose Talus or Squak for hillside lots; choose south Sammamish if you want more plateau house. Do not buy here for South Kirkland–Issaquah Link — Sound Transit’s May 2026 ST3 update pushed that line to 2050.

If you badge into Costco at 999 Lake Drive — or you split the week between Issaquah and Microsoft, Amazon, Google, or Meta on the Eastside — the Highlands is the neighborhood that keeps coming up. It sits on Grand Ridge above I-90, not next to headquarters. That one geographic fact decides more searches than any listing photo.

The short version: the ridge is a planned community with a mall, trails, and a real bus hub. The valley is closer to Costco. The citywide median is cheaper than Redmond or Kirkland because Issaquah mixes condos, townhomes, hillside houses, and age-restricted product. Budget the neighborhood you actually want, not the city label.

Issaquah’s Compete Score of 74 sits in the same “very competitive” band as a lot of the Eastside. Homes in the citywide mix sold in a median of 18 DOM at 98.6% of list. A −6.0% year-over-year median is not a signal to lowball every Highlands listing. Price to comps for that housing type.

Commute math: Costco is in the valley; the Highlands is on the ridge

Costco Wholesale’s corporate office is at 999 Lake Drive, Issaquah, WA 98027 — in the valley, not on Grand Ridge. If your only badge-in is HQ, Olde Town, Gilman, Greenwood Point, and central Issaquah can be a shorter drive than the Highlands. The Highlands still fits Costco employees who want planned streets, parks, and Grand Ridge Plaza more than a two-minute HQ hop.

If you or a partner also go to Microsoft, Google, Meta (Bellevue), Amazon, or T-Mobile (Factoria), I-90 is the spine. The Issaquah Highlands Park & Ride has 1,000 stalls. Community transit listings include Metro/Sound Transit Routes 218 (toward downtown Seattle), 269 (Issaquah Transit Center to Overlake, stopping at the Highlands P&R), and 554 (Redmond–Seattle, stopping at the P&R). Confirm live schedules before you buy “for the bus.”

Drive times below are peak-adjusted estimates. They move with I-90, Front Street, and the hour you actually badge in. Test your building at your arrival time.

Do not buy the Highlands for a train that is not here. Sound Transit’s South Kirkland–Issaquah Link is a future project. As of the May 2026 ST3 update, that line’s opening was pushed to 2050. The Park & Ride and routes 218 / 269 / 554 are the transit that exists in 2026.

2026 prices: citywide sale median vs. Highlands listing median

Both numbers in the headlines are real. They measure different things.

  • Issaquah citywide (Redfin, three months ending July 2026): median sale $1,034,482, $509/sq ft, 18 days on market, 98.6% sale-to-list, Compete Score 74, −6.0% year over year.
  • Issaquah Highlands (Realtor.com): median listing $1,125,000. That is asking price for listed homes, not a closed-sale median. Say it that way when you budget.
  • Nearby listing medians (Realtor.com, also listings, not sales): Talus around $1,185,000; Squak Mountain around $1,295,000.
  • Eastside context (Redfin, same July 2026 sale window): Redmond $1,324,337; Kirkland $1,314,342.

The citywide sale median is lower because the mix includes condos, townhomes, and cheaper pockets that are not the Highlands ridge. Do not budget a four-bedroom Highlands house off $1.03 million.

Around the Highlands $1,125,000 listing median, townhomes often sit below that ask and detached houses at or above it. Confirm with live comps for the phase, HOA, and lot — not with a citywide average.

On a $1.125M purchase, an up-to-1% commission rebate is real cash at closing — closing costs, a rate buydown, or the first round of updates. That is one of the easier ways to stretch a ridge budget.

Neighborhood shortlist: Highlands vs. Olde Town vs. Talus vs. south Sammamish

Issaquah Highlands — Planned streets, Grand Ridge Plaza at 1451 Highlands Dr NE (shops, restaurants, cinema, grocery-and-errand gravity), Issaquah Alps trailheads, and the 1,000-stall Park & Ride. Housing runs condos and townhomes to single-family. Entry product is often a townhome, which is why the citywide median misleads. Best when you want ridge amenities and I-90 more than a two-minute HQ hop. Read the HOA: CC&Rs, reserves, and rental rules. Older phases need a reserve-study review before you waive it.

Olde Town / Gilman / valley — Historic core, Gilman Village, Front Street, closer to Costco HQ and Issaquah Transit Center. You are buying Issaquah-as-a-town, not a master plan. If HQ is five days a week and you want dinner you can walk to on Front Street, start here before you climb the ridge.

Talus / Squak Mountain — View lots on the south/west hillsides. Realtor.com recently showed Talus median listings around $1,185,000 and Squak Mountain around $1,295,000. You trade plaza walkability for elevation and trees. Same I-90 commute logic as the Highlands; different daily life.

South Sammamish (Klahanie, Pine Lake) — Issaquah School District for many addresses; more plateau-suburban. Typical directional ranges on this site: Klahanie about $1.1M–$1.7M, Pine Lake about $1.2M–$1.9M. Compare if lot size and plateau amenities beat the Highlands HOA package. North Sammamish is a different district story (Lake Washington School District for much of it) — do not mix the two.

Tour the ridge and one valley street and one hillside street before you decide the city name is the search.

Schools: Issaquah School District — verify the parcel

Issaquah addresses sit in Issaquah School District. That does not mean every Highlands house feeds the same elementary. Clark and Grand Ridge elementaries serve parts of the ridge. Two parcels a few streets apart can split. Use the district locator on the address before you offer. Ratings on a listing portal are not the boundary map.

South Sammamish (Klahanie, Pine Lake) is also Issaquah SD for many homes, which is why families compare those streets to the Highlands. Redmond and Kirkland are Lake Washington School District — a different system, not a “better Issaquah.”

RSUs vs. the Costco pay stack — and how that becomes a down payment

Eastside tech offers (Microsoft, Amazon, Google, Meta) still revolve around RSUs and often an ESPP:

  • Lenders typically want a documented vesting history before counting equity as qualifying income. Unvested grants are not cash.
  • Selling vested shares for a down payment is a taxable event. Size it with a tax advisor. Selling the most recently vested shares first usually keeps capital gains smaller because cost basis is close to market.
  • ESPP (where you have it) is a forced-savings engine. A purchase-period sale can fund earnest money without touching the core grant.
  • An 18-day citywide median does not wait for a vest 60 days out. Ask the lender what can close now.

Costco corporate pay is a different stack: salary, bonus, and grants by role, not a software-RSU machine. The underwriting question is still the same — what is documented W-2 versus equity, and when is cash actually available. A Costco bonus cycle and a Microsoft vest date are not interchangeable files. Use a lender who has closed both.

Map the sale to the calendar: grant date, vest date, tax withholding, wire deadline. That conversation belongs in week one, not after you are in contract on a Highlands townhome.

Lifestyle on the ridge — and the due diligence that comes with it

Grand Ridge Plaza is the weekday errand loop: groceries, dinner, a movie, a gym — 1451 Highlands Dr NE, not a strip you have to get on I-90 to use. The Issaquah Alps (Grand Ridge, Cougar, Squak, Tiger) are why the city calls itself Trailhead City. If your weekend is a trail and a plaza coffee, the ridge delivers a daily life Olde Town cannot copy. If your weekend is Front Street and a two-minute HQ hop, the ridge is the wrong product.

Master-planned also means paperwork. Request HOA docs, the reserve study, and rental rules before you waive review. Older phases can look identical to newer ones from the street and not be identical in reserves. Trail easements and view corridors are a plus and a survey item. None of that is in the citywide $1,034,482 median.

A practical buying strategy for Costco and I-90 tech households

  1. 1. Fix the commute first. If Costco HQ at 999 Lake Drive is five days a week, tour Olde Town / Gilman before you fall in love with a ridge townhome. If I-90 to Bellevue or Redmond is the real week, start on the ridge and at the 1,000-stall Park & Ride.
  2. 2. Do not budget off the citywide sale median. Use the Highlands $1,125,000 listing median as the ask-side anchor, then pull sold comps for that phase and housing type.
  3. 3. Verify Clark vs. Grand Ridge (and the rest) on the parcel. Issaquah School District is the system. The elementary is the filter.
  4. 4. Do not buy for 2050. South Kirkland–Issaquah Link is not a 2026 amenity. Routes 218 / 269 / 554 are.
  5. 5. Time cash, not hope. Costco bonus and tech RSUs / ESPP close on documented money. An 18-day citywide median does not wait.
  6. 6. Compare Talus, Squak, and south Sammamish in the same week. Listing medians around $1,185,000 (Talus) and $1,295,000 (Squak), plus Klahanie / Pine Lake typical directional bands from this site, will tell you whether the plaza package is worth it.

Who should buy in the Highlands in 2026

Start on the ridge if: you already work at Costco HQ or on I-90, you want a planned neighborhood with Grand Ridge Plaza and a 1,000-stall Park & Ride, and you will verify HOA health and the exact elementary.

Look at Olde Town / Gilman if: Costco HQ is the daily commute and you want the historic core more than plaza living.

Look at Talus / Squak if: you want a hillside lot and will accept a listing median closer to $1.19M–$1.30M (Realtor.com listings, not sales).

Look at Klahanie / Pine Lake if: you want more plateau house in Issaquah School District and will drive a bit farther for it.

Look at Redmond / Kirkland if: Microsoft or Google is daily and you want 2 Line or a Kirkland walk. Issaquah wins on I-90 and (often) entry price versus those ~$1.31M–$1.32M Redfin medians — not on campus adjacency.

There’s no universally correct answer, only the one that fits how many days you badge into 999 Lake Drive, whether a partner goes to Bellevue or Redmond, and whether you actually want HOA-governed plaza life.
