Yes — with eyes open on the Bellevue commute. Edmonds is one of the strongest Snohomish County lifestyle picks for a Bungie game developer who wants a walkable waterfront downtown, Edmonds School District options, and more single-family space than many Bellevue Crossroads / Factoria products. Redfin’s three-month median ending June 2026 put Edmonds at $994,459 (+11.7% year over year), about $514/sq ft, with homes often pending in around 6 days and roughly 2 offers on average — a very competitive town. Bellevue citywide sat at $1,549,224 in the July 2026 Redfin window. Bottom line: Edmonds wins lifestyle and often payment comfort versus staying next to the studio; Bellevue / Eastside wins raw door-to-desk minutes. Tour both. The wrong commute assumption costs more than the wrong city slogan.
If you already badge into Bungie’s Bellevue studio — or you are comparing Edmonds against Crossroads, Lake Hills, Factoria, and Kirkland — this guide is the Edmonds side of that trade: commute math, sourced 2026 prices, schools, and equity timing for people who already work here.
This is not a clone of the Bellevue Bungie neighborhood guide and not a redo of the Edmonds Amazon rail guide. Bungie’s gravity is Eastside. Amazon’s Seattle HQ rail story is a different week.
| Factor | Edmonds | Bellevue (studio-adjacent context) |
|---|---|---|
| Bungie Bellevue studio | I-5 / I-405 drive day — longer | Local streets / short Eastside hop |
| Redfin median sale | $994,459 (3 mo ending Jun 2026, +11.7% YoY) | $1,549,224 citywide (3 mo ending Jul 2026, −5.8% YoY) |
| Redfin $/sq ft (Edmonds) | $514 (+1.2% YoY) | $646 citywide (Jul 2026 window) |
| Pace | ~6 DOM; ~2 offers avg; very competitive | Bellevue ~16 DOM; Compete ~79 in Jul 2026 pull |
| Lifestyle | Waterfront downtown, ferry / Sounder pocket | Eastside retail / Crossroads / Factoria gravity |
| Schools | Edmonds SD common — verify parcel | Bellevue SD / others by parcel — verify |
| Rail | Sounder / Amtrak at Edmonds; Link via Lynnwood City Center | 2 Line Eastside stations — not a substitute for Edmonds waterfront |
Edmonds is not “cheap Bellevue.” It is a different product: waterfront town character at a citywide median still under $1M in the June 2026 Redfin window, while Bellevue citywide cleared $1.55M in July. You are buying lifestyle and space — and paying for it in Bellevue studio minutes.
Bungie’s Bellevue studio sits in the Eastside employment belt (Crossroads / Bellevue gravity — not South Lake Union). From Edmonds, most studio days are an I-5 south to I-405 problem, or I-5 to SR-520 / NE 8th depending on which lot and which arrival time you actually use. Peak windows stretch. Flex start times and hybrid studio days change the underwrite more than the brochure distance.
Edmonds’ rail story helps Seattle days more than Bellevue studio days. Sounder North / Amtrak Cascades from Edmonds Station serve King Street on a limited weekday peak pattern. Link 1 Line is a short hop to Lynnwood City Center, then rail into Seattle — useful if your household also has an Amazon / downtown Seattle day. It does not put you on Bungie’s Bellevue doorstep.
Drive times below are peak-adjusted estimates. Test your badge time on a real Tuesday, not a Saturday map click.
| From | To Bungie Bellevue / Crossroads gravity | To Seattle (context) | Notes |
|---|---|---|---|
| Downtown Edmonds / Bowl | ~35–55 min peak | Sounder / Amtrak peak or drive; Link via Lynnwood | Waterfront premium; walkable downtown |
| Westgate / Highway 99 corridor | ~35–55 min peak | Faster hop to Lynnwood City Center Link | Often better value than Bowl; verify noise / parcel |
| Perrinville / Seaview / Meadowdale edge | ~40–60 min peak | Drive-heavy | More house; longer everything |
| Crossroads / Lake Hills / Factoria (context) | Local / short Eastside | 2 Line / I-405 | Stay-near-studio alternative — see Bellevue Bungie guide |
If your real week is 4–5 days on the Bellevue studio floor, Edmonds has to win on home, schools, and Saturday life — not on commute minutes. If your week is hybrid or split with a Seattle partner, Edmonds’ rail options start to matter again.
Use the sourced numbers. Edmonds’ cleanest recent Redfin citywide sale median in this pull is the three months ending June 2026.
| Submarket | Figure | What it is |
|---|---|---|
| Edmonds citywide | $994,459 | Redfin 3-month sale median ending Jun 2026 (+11.7% YoY); $514/sq ft (+1.2%); ~6 DOM; ~2 offers avg; very competitive |
| Bellevue citywide (context) | $1,549,224 | Redfin 3-month sale median ending Jul 2026 (−5.8% YoY); $646/sq ft; 16 DOM; Compete 79 |
| Lynnwood citywide (context) | $749,625 | Redfin 3-month sale median ending Jul 2026 — Link premium alternative south of Edmonds |
An Edmonds median near $994k that is still rising year over year is not a soft market. Six-day pendings mean pre-approval and share-sale timing belong in week one. Bowl / waterfront products often clear above the citywide median; Highway 99 / Westgate mix can sit under it. Pull comps by beds, baths, view, and HOA — not by the city label alone.
20% down, ~6.5% 30-year, P&I only — excludes tax, insurance, HOA.
| Home price | 20% down | Est. monthly P&I |
|---|---|---|
| $994,459 (Edmonds Jun 2026 median) | ~$199,000 | ~$5,030 |
| $1,549,224 (Bellevue Jul 2026 median) | ~$310,000 | ~$7,840 |
On a ~$994k Edmonds purchase, an up-to-1% commission rebate through the Ridiculous Tech Package is real closing-cost money — rate buydown, first renovation tranche, or the gap between vest proceeds and cash-to-close.
Downtown / Edmonds Bowl — Waterfront, walkable restaurants, ferry / station gravity. Often the lifestyle reason people leave Bellevue. Budget above the citywide median for views and Bowl addresses. Confirm parking, slopes, and inspection items unique to older waterfront stock.
Westgate / Highway 99 corridor — Usually more house per dollar and a faster hop toward Lynnwood Link if Seattle days exist. Noise and arterial setbacks are inspection items. Start here if payment comfort beats Bowl walkability.
Perrinville / Seaview / north Edmonds edges — More residential, longer studio drive, different elementary map. Verify Edmonds School District assignment on the parcel before you fall in love with the street.
Tour one Bowl listing and one Westgate / 99-corridor product the same Saturday you drive to the Bellevue studio at your real badge time.
Most Edmonds addresses buyers care about land in Edmonds School District, but assignment is still by parcel. Do not assume the city name equals the elementary you want. Use the district locator on the listing address before you write the offer. Ratings on a portal are not the boundary map.
If schools are the non-negotiable and the Bellevue studio is 5 days a week, also compare Bellevue SD / Lake Hills / Crossroads stock in the same weekend — that is the honest alternative, not a different Edmonds street.
Game-studio comp is rarely just salary. Vesting schedules, bonuses, and the tax bill when you sell shares for a down payment all affect close timing — and Edmonds’ ~6-day pace does not wait for a vest 60 days out.
I will not let a Bowl house go pending on equity that has not hit payroll.
Choose Edmonds if waterfront-town life, Edmonds SD options you verify on the parcel, and a citywide median near $994k beat Crossroads / Factoria proximity — and you will honestly underwrite a 35–55 minute peak drive to the Bellevue studio on the days you badge in.
Stay near Bungie Bellevue if door-to-desk minutes are the real week (especially 4–5 studio days). Use the Bellevue Bungie guide for Crossroads / Lake Hills / Factoria math against Bellevue’s $1,549,224 citywide median.
Look at Lynnwood instead if Link 1 Line at City Center is the household priority and you want a lower citywide median ($749,625 in the July 2026 Redfin window) with a different lifestyle product than Edmonds Bowl.
There’s no universal correct answer — only the one that matches your studio days, school locator result, and payment ceiling. That is the trade I walk Bungie and Eastside game-studio employees through with live listings, not averages.
